Huntsville, Al area isn't bad, but not glamorous.
Guntersville lake and wilson/wheeler lake are both close. Some great fishing.
Seemed pretty aligned with your request.

Seems like somewhere in middle of TX would fit the bill. Like hill or wine country Between Dallas and Austin.
Thinking like the Temple or Waco area.
No hurricane

Rarely drought
No endless rain
short winters
cheap land
no masks
no fear of high-velocity lead.
Only problem for me would be you're pretty far from major airports.

I would have zero problem with the winters… but you a full house generator and pay attention to the weather… if you see it coming, go to town and stock up on shite….. but the summers and scenery are just unreal.
