What to do about NOLA Plaza Tower

It’s been a dump for 60 years. In the middle of construction in the 60s, it fell into foreclosure. Should have been a sign.
Abandoned since BEFORE Katrina.
City has trued to force demolition for at least 10 years. Every time, the owners go to court and tie it up.
Every few years, someone has an idea but can’t get the financing to pull it off
It would be an expensive and costly demolition. Costs probably more than the value.
Any aggressive legal action would likely result in the llc declaring bankruptcy
City is broke. They could lien the land but can’t imagine they ever get close to their money back.
What to do?

Hasn’t it been and damaged since Katrina? Won’t get any money but the city and owner should be held liable. If property owners all ruin the city should possess and demolish. (This goes for what’s left in the 9th ward and other places all these years later. Can’t blame Katrina.)

It takes years and years and years through the court to do this.
Then the owner can transfer the building and start over.

Been a dump for at least 35 years and the way it was constructed makes it impossible to do anything with it.
I understand the asbestos issue makes demolition a hot topic, but damn the place needs to be leveled.

My understanding is the asbestos was remediated a long time ago.
Ownership, who pays, and the cost of demolition are the obstacles to getting rid of it now.
And based on its location and height, demolition and hauloff by any means is not a trivial expense.

Correct. Hazardous materials removed years ago. It has structural issues, a one way only parking garage, and exterior skin attachment issues. Floor plates are very small limiting possible uses. The finances don’t work without some type of subsidized funding.

It sounds like the building is tied up in a dead guy's estate. The court system should expedite probate if that is what is holding up any action to demo the building.

This could be related but the city is waiting to see if they can sell it to alleviate some of the cost of the demo that right now appears to be the full amount. Sounded like they are skeptical with only a few months remaining on the deadline

I don't know but it's such an embarrassment in a city already full of that. The hair net just tops it off. Needs to be demoed asap

Jaeger's company has/had a bunch of derelict properties all around the city.
There are still appeals available and they will appeal if demolition talk starts again. There is a new plan that gets brought out for a few years to make the city back off. Someone gets hit by debris or dies at the site and everyone pushes to tear it down.
$28MM was the last estimate. So $50MM.

That number is wildly low. You could literally add a zero to get the real number. It cannot be dynamited due to proximity of other buildings close to it, and the sturdy design the building. It would have to be torn down with cranes and largely by hand. A good comparable would be 270 Park Avenue in New York. It was torn down in 2019 and cost $160 million for that. I think everyone can guess how much more expensive construction is now than in 2019.

They have a large commercial property in downtown Franklinton that sits dormant. They let someone come take all the mechanical stuff out, or so I heard, and have it for sale for some insane price.
