Highway 61 actually flows very well. It will eventually need an upgrade, but most of Zachary (and Central) have easier access to downtown than Ascension or Livingston.

Apartment dwellers steadily voting in tax increases. Zachary has peaked, property there is sky high. Buy there now you may be screwed in ten years. The demise will be swift. Zachary high has already went over the tipping point. The flight North will continue.

Seems like the competitive school district and proximity to major employers in Baton Rouge will keep area homes desirable. Those "apartment dwellers" probably moved there for the schools just like a lot of other people.

Zachary didn't have as quite as much of an issue with flooding as Denham Springs either.

I also don't think nearby West Feliciana will suddenly embrace development. Pointe Coupee will never have good schools. For the north side, Zachary is pretty much the best choice for the foreseeable future.

I was in PJoe's last class. He got moved on once the ISD was announced so he could keep his retirement (or that's what was being said). Our Sr class petitioned and had him give out diplomas at our graduation. His principal hubris was funny, but he really was a pretty nice guy.

He had cameras on his house to catch those who rolled him during homecoming week

I stop there frequently for work and don't get the attraction. Too many low income folks, not much in the way of amemities and a mediocre public high school that seems to average 21-22 on the ACT.
