If you gonna work in Houston get ready for insane traffic during rush hours in morning and evening. You cant escape it.
Im not in the Woodlands but in Texas protperty taxes are rough. My house note is 1500, property taxes 1000.....get ready
Woodlands will be 2200 note 1300 property taxes and thats low end. lol

only downside of the woodlands is your kids turning into materialistic brats with limited grasp of reality - but good parenting can mitigate that. I loved living there but would probably transition my kids to private school for highschool (not woodlands Christian
It can be a little crazy. But the regular middle/upper middle class kids far outnumber the really loaded families. Private school will only make it worse. John Cooper is a great school, but people are sending there kids there for two reasons...1 they truly think it's a better education (~10%), 2 they have money to go to a more exclusive school (90%). Every other car in car line is a G-wagon. Woodlands Christian isn't far off. We looked at John Cooper for a minute, then realized it wasn't worth it to us. Honestly I've met more pretentious people from BR than here, haha.
As someone else said, I can see myself moving when kids are in college, but that's just a retirement plan with a desire to have some land. With kids it's perfect. I personally wouldn't even suggest places close like north of 1488 (Magnolia/Jacobs Reserve/etc) or east of 45. Being in the woodlands and walking places is nice. 1488 has turned into a nightmare.
As far as work, wife works in The Woodlands and it's nothing. I work all over, but currently in the Energy Corridor. It's about an hour in the morning and 45 minutes in the afternoons (I get to leave around 3). You get used to it and have come to enjoy my alone time with podcasts. Plus I get paid mileage

A friend and his family (young kids) moved there from BR several years ago for work. They LOVE it. Great schools, parks, family activities, etc. And only a quick drive from BR. They likely aren’t ever returning to BR, either.

What’s a house note
Also 1000 for property taxes is way low

I could be of assistance.

No it's not. I don't pay 12k a year in property tax. I admit we could have moved to some areas that it'd get there fast. But I am not one to keep up with the Jones's when it comes to my house. There are plenty of good houses in great school districts in close proximity to amenities that are in the 400k or less range. At least with non insane interest rates, that should be a note of 2500ish total (P&I, taxes, and insurance).

Live here. Between Gosling and Kuyk.
Lots of trees.
The Woodlands Can digest a ton of traffic.
I-45 is worst highway ever.
Restaurant scene is ok.
Houston is way better for food choices.
People live up and down 99 corridor.
And commute. Tomball is a popular option.
Conroe is popular option. But F Conroe traffic. Don’t go south down I45 for housing/ schools
242 traffic is atrocious too.

I do enjoy travel, and yes im sick of Western women and their entitled attitudes…. But ive never paid for sex (at least not yet, though i dont judge those who do).. and ive never dated or slept with anyone who isn’t of legal age, and consensual .
If you’ve had sex, you’ve paid for sex.

Think upper scale Denham springs.
Send one kid to public school and you'll more than break even on higher property taxes.

As others in this thread have attested, this is a huge fallacy that has been perpetuated for years, b/c the property taxes in TX can be astronomical.. im not saying you cant get value for the money you spend on property taxes in TX- im saying that anyone who repeats the “omg no state income tax !” Line Is simply not painting a full picture, not by a long shot .

It looks to have changed and LA's income tax has reduced since I left. But at the 6% bracket that existed when I moved, a higher income family could easily pay more in income tax than I pay in property tax. Property tax and no income tax allows me to make as much income as possible with no penalty then choose if I want to pay higher tax based on my housing choices. Rural area property taxes are not high. But you get what you pay for.

You can send kids to public school. Add in that variable, if it applies.

I don’t understand why anyone that doesn’t have children would live in these type of areas.

Proximity to work and/or family. Same reason lots of people decide to live in an area.

I’d suggest crossing over 1488 into Magnolia and getting the best of both worlds.
Larger lots, lower taxes, more baws! 1488 blows though.

can be astronomical.
—-“can be”is the key. We pay $2500/year for 3500 sf, 2 story, pool. HOA dues are $600/year.
