And Roofing companies. They have to share some blame at this point. Every single person I know has had a roof replaced due to hail. That is a new phenomenon.

Also, I was due for a sizeable increase this year but asked my agent to shop around.

I always wondered why I had to ask my agent to do that. Seems like it'd just be their job to shop and get me the best rate.

I found they didn't do crap. Have a claim call the insurance company directly. Need to shop the rate, call and tell them to do it.

We have a ACV policy because replacement for my house would be over a mil. I just want my mortgage paid off if something happens.

Surprised your lender allows you to have an ACV policy.

thats bold. have fun receiving a $150-$200k check for your million-dollar house.

Most of the value/what you're paying off is the dirt, and that should still be there even if something catastrophic happens.

the best quotes i am seeing are thru goosehead insurance

You mean the cheapest premiums...I see goosehead quotes that are quoted so inaccurately and fraudulent, I don't know how they sleep at night.

Which is also a major reason Louisiana is in the situation they are in. Agents that play insurance and have no idea what they are selling, write policies incorrectly against carrier guidelines and just eat up capacity with policies that are rated wrong, only to satisfy a mortgage lender that doesn't have to deal with the insured after they leave the closing table. BUT HEY, now they can close on their loan and wait until next year to cry once they can't afford their escrow and mortgage payments

goosehead insurance

There’s no way in hell I’d want to be insured with “Goosehead Insurance” if I had a severe claim. I’m with Chubb and they’re not the cheapest, but we had a water damage claim and they were a dream to work with. I put in a little sweat equity and ended up making up the deductible.

There are too many horror stories about insurance companies screwing people to take a chance with an unknown or fly by night insurer. Especially if I lived anywhere in a gulf coast state where shite happens.

ETA - Goosehead may be totally reputable and part of Birkshire Hathaway for all I know…just never heard of them.

They are just the broker, it's some sort of franchise that anyone with a license can buy into and it gives you access to the carriers. Basically an independent agent who is just starting out and can't get their own appointments directly with carriers

I moved away from that situation. Homeowners is about $1500/year. No need for hurricane clauses or a flood policy.

You guys must not live south of Lake Pontchartrain, no insurance company will write me a policy. So had to go with Citizens. $10k a year in Metairie.

That's cute. In two years, my premium has gone from 2,500 to 6,000 and hurricane deductible from 2% to 5%.

Between interest rates and premiums, there is absolutely no way we are moving to a bigger house, even if we want to.

It has more to do with the recent rash of hurricanes. Insurers have been taking huge losses.

Massive rate increases are also occurring along the gulf coast and entirety of Florida.

Holy moley. I would move. That’s too much money for insurance.
