Right. I was living in SoCal, paying a ton on insurance, food, gas, etc. As soon as I could, I moved to Oklahoma where land is inexpensive and the COL is low.
I could have stayed in California and worked but I left and was able to retire early.
You aren't married to your zip code. Every one of us had family move from somewhere to somewhere. Don't be scared to do it yourself.

NatGen will be offering fortified roof discounts on some of their HO policies. If you do reroof it might be advantageous to look into it. Zero idea now what the discount % will be.

That's part of thw problem. If your roof is old and needs replaced, replace the fricking thing.

Which leads me to another reason insurance rates are so high. After any storm in the Gulf, you can find multiple posts of people filing claims for stuff above and beyond just storm damage. Hell there are threads on how to defraud FEMA to get a chainsaw or generator then return it for "free" cash.
Trashy as frick. In fact, probably the trashes shite I've read on the OT.

None. Repaired 6 times in 2 years. Shingles keep falling off.
Adjustor said problem was that I shouldn't have kept repairing it. It was better off letting it fall to pieces.
Roof wasnt replaced after Hurricane. No idea how that happened.
State Farm is known to deny roof claims apparently.

We’ve had some pretty significant storms recently. My insurance agent said most of the companies were losing their arse. The options for them are to raise rates significantly, stop writing policies or stop doing business in the state altogether.

Define “Repaired” 6 times in 2 years?
So no new roof after Laura or Delta? Any hurricane claims paid for either/6 repairs?

i work for a major bank and do mortgage loans. Our underwriters follow strict guidelines for insurance approval. IE we use replacement cost estimators from appraisals to make sure coverage is correct and accurate. there are plenty of shitty agents and polices i have seen them in my day. I haven't seen them thru goosehead

No. I bought the house in 2021. Was inspected by insurance at time and roofer. Was cleared.
