Major rental market correction coming too. Like used cars, nice apartment units are really fricking expensive to rent right now.

True, and you just pay a fee to call yourself that by joining. They have no training or anything that sets them apart from real estate agents, just join a union.

I had sub 3% in one of the best neighborhoods in Utah, which was still growing like crazy...

Had to sell to move out of state to an overpriced area and 6.9% interest.

I'm in a good position so can weather it, but is not fun to think about the pure long term dollars lost.

How exactly is that gonna work if the alternative option (buying a house) is even more expensive?

I'm by no means an expert but logic would say rental price trends would track with home price trends as landlords know there aren't other options.
