- Birmingham's southern suburbs
- Kansas City's Kansas suburbs (except Kansas City, KS)
- Oklahoma City area
- Tulsa area
- NW Arkansas (probably not for long though)

Definitely not Huntsville, Alabama.

That place is a shithole. The surrounding areas are terrible. People should never even visit.

I'd say quite a few places that are about 30 minutes drive outside a major metropolitan area would, in general, fit this category.

I think the difference is that with big cities (Dallas, Atlanta, etc.) it's getting increasingly difficult to find something like this unless you go way out or compromise on the quality of the area (and usually when you're way out the quality declines).

Whereas in Birmingham, you're in some of the better areas in the entire metro at a similar price point. For the Southeast, you probably can't beat the value in somewhere like Vestavia.

East TN, Knoxville and Chattanooga, or smaller towns like Maryville or Cleveland or Johnson City if you are good with smaller areas.

I'm close to Sherman (across the Red). I can't even remember the last time I stopped there. Maybe 2 years. In my mind, the only thing good about it is lakes nearby. I am on surrounding lakes 4-5 times a week.
