if you put this in your marketing adds, you will increase the chances of agents showing your home to their clients.

Found a realtor who owns their own agency. Make an appointment only with the owner. Negotiate a flat rate commission--I do dollars not %
If realtor says know , move on to another.
I average a little less than 3% on commission
I travel and don't have time to deal with showing a home.
You will find realtors who will do 4% you just have to look for them
There is no magic bullet to selling houses- MLS simply puts your house in front of every realtor in town.

My neighbor across the street did it. Flat-fee MLS, had his own open houses on Sundays. Held out and didn't drop price. Got full asking in about 4 months. He wasn't in a big hurry until the end when he had already closed on a bigger house down the street. That had to be a little nerve wracking.
I plan to do the same. I know RE law and market and have the time to do it, so no agents. If buyer wants one, then s/he can pay for it. (Caveat: the homes I'm about to sell are all in currently hot markets. The above posts' advice re buyer agents is sound if you need that extra exposure.)

When I'm selling a house I always feel like nobody will want it. When I'm buying a house I feel like everyone wants it so I better make a good offer. I'm horrible at real estate.

There are markets where realtors will do/go along w same. I haven't noticed an appreciable difference re this between FSBO and agent listings.
However, I was just telling my wife last night that, just as Waze has increased cut- through traffic in our hood, Zillow seems to have increased the number of inflated house listings. But those are still a mix or agent and FSBO.

Spin-off: know anyone who has sold via Make Me Move, on Zillow? I've heard third-hand accounts but that's all. I'm considering it.

If you study the market you should know what homes in your desired area are going for (price per square foot).
I just purchased my first home FSBO and we didn't use an agent either. Home still appraised for more than what we agreed to. I honestly don't know what a RE agent would have done that would be worth 20k+.

This stuff stresses me out. What if the offer on the house I want to buy is accepted and they want to close before I can sell my house? I need the $ from selling my house as a down payment on the new house.

I literally have a sick feeling for 2-3 weeks after paying a realtor the 6% fee... yet I've renovated and sold right at a dozen homes over the past 30 years and never once was able to sell one "by owner"... believe me I tried... and tried....always advertised 3-6 months before turning over to a realtor...and all were extremely desirable areas that don't sit. I've come the conclusion that even though they seem unnecessary, (another woman last year got my check for $15,000 and didn't put more than 30-40 minutes of her time into selling my house) between the listing agent and the hundreds that then have access, one of them always seems to stumble across a buyer pretty fast... and I have yet to do so.

Include a contingency in the purchase agreement that the offer is only good if you can sell your house within 45 days or something like that.

I've done it before.. sold it in a few days in a hot real estate market. Someone from the neighborhood actually bought it for her mother in cash. Worked out good for both parties.
