Tips on selling your home by owner

Has anyone had success on selling their home without using a real estate agent? I had my home listed on Zillow and Trulia a few days ago. I was looking into paying a "flat fee" to have my listing shown on the MLS so that it can get more exposure. Has anyone ever used that option? Seems too good to be true that I can pay $100 to have that done.

It's got to be the most cost effective if you are not in a huge hurry to sell. No way someone can convince me that a realtor is worth 6%.

Never again. I hired one to buy after I had already eyeballed the one I wanted because I didn't know what I was doing. But then I said screw it, sell my old one. A week later, one of my clients wants to buy it. Tell her to call the guy & boom it's done 2 weeks later.
So I basically said "hey, I want that house & here's the girl that's gonna buy the old one, here's $20k"

Don't skimp on pictures of your house. Good pics gets them to come and look around. I would pay a professional to do it. There is nothing worse than bad cell phone pics of your house.

I surprisingly took some great pics using my iPhone 7. Compared them to several others who are listed with an agent and their "professional" pics are shite.

When I was recently shopping for a house, every FSBO was automatically eliminated because I don't want to deal with a moron who thinks his shite is worth 30% more than it really is.

Sold my house in 3 days, way quicker than I was expecting, and still closed above appraisal, so wasn't asking too low

-Ask higher than appraised value, but important to know your house's worth because buyer would have to come out of pocket or you may need to renegotiate when the real appraisal comes back
-Try to get on as many free websites as possible
-Worth it, but look into paying a one-time fee to get it on MLS. In doing so, you'll have other real estate agents showing your house for you. Caveat is you're going to have to be willing to offer a small commission if they do bring the closing buyer to you, i.e. 1%-2%, 3% is standard but not necessary.

On the contrary, you'll likely negotiate a better deal because the seller isn't having to pay 6% commission. It doesn't cost you anything to put it under contract usually, and see what the appraisal comes back at. I would blame you as a poor shopper of homes if you won't offer asking price because you think the price is inflated. It's always inflated for negotiating buffer.

If you can run some comps from the area on your own, you'll figure out about what you should list it for. That's what a realtor will do anyway.

Best advice I can give you: Get a good contract. Don't make one up on your own. (Basically, find the current standard contract online).

A lot of the rest of it depends on how motivated you are.
Stage your home well. Get good pictures.

We spent a couple of month's getting rid of junk and decluttering the house before we took pictures and put it on the market. Sold a small house, and the potential buyers all said how spacious it looked, mainly because we didn't have a ton of crap on the walls and furniture/knick-knacks in the way.

I sold my house by owner in eight days. The home that I was buying was also for sale by owner. Here are my tips:

I used FSBOBR which is a website that lists homes for sale by owner in Baton Rouge. He basically took really great photos that appear with your listing. Make sure that your home is clean and well maintained. if possible fill in nail holes etc and touch up paint. Wash woodwork around door knobs. Do not leave clutter in any room.

I actually got what I was asking and had a back up offer.

I did FSBO. It took awhile to sell, but I eventually sold it for a few thousand below asking price. I save 5 figures selling it myself.

Just take all the crap of the walls, family photos off of shelves, etc. and make it look clean as possible. Pay a professional photographer to take the pics. DO NOT use your smart phone.

Couple hundred dollars, but you can find some comps of similar sized homes in your area on Zillow, Trulia or some other real estate websites that show home values of the houses for sale plus the surrounding properties.

I listed my last home FSBO, and told any realtor that called me with a buyer, I would give them 3%. They had to do all the paperwork. Easy.

waste of money.

I've seen appraisals be as far off as $60,000 for the same home, done less than a month apart. your appraisal will be worthless to any buyer that is financing since the lender will require their own appraisal.

If I can recall and correct me if wrong the MLS listing fee is around $700.
