I'd hope they'd be pretty simple. We aren't talking high end private equity here, it should be basic dues received, expenses, liabilities, and depreciations/amortization.

Well there are places like large condo complexes with recreational facilities like large pools, boat docks, etc. that can be pretty complicated.

Some HOA's also have income producing facilities like office space they rent out or what have you.

But this doesn't sound like any of that is my point.

Although when buyers want to use a house as a teen homeless house but not ready to comment to doing this within their own neighborhood or when out of state investor buys house to use as a full time AirBNB extended stay hotel with zero owner presence or full time resident in house HOAs can be helpful. Sending me a warning letter dated following day that my roof shingles were blown off and a section of fence blown down from a storm declared some type of regional emergency with a lot of people in same boat throughout city is not so helpful.

Maybe your HOA can edit your posts so they make a little bit of sense?

I was asked to join the HOA when I lived in Madison because I was an attorney. It wasn’t that hard to keep the books and we kept everything in the open and provided balance sheets every quarter. You have to be very lazy or an idiot If you can’t keep the books for a HOA.

Why don’t you just ask me to explain what you don’t understand instead of trying to make little quips?

Also was your reply a question or a statement?

I stupidly volunteered to be HOA prez a few years ago in my previous subdivision of 77 homes

Our landscape costs were $5K/year. It was approx 1 acre of grass.

Legal fees used to go after delinquent owners: $500

Streetlights were paid on individual bills spread amongst all residents of the neighborhood

Insurance and state filing fees were around $1K

No idea why those HOAs sat on $500K

I would also say that residents are reluctant to volunteer to be board members or officers. That's why many are now managed by 3rd party groups. It would be quite easy to lose track of all spending if your board members are not actually active in the managing of the HOA (most are not)

Neither. It was a rhetorical question.

That is a lot of money for a HOA to keep in the bank.

I explained that on the first page. It depends on what community assets the HOA is responsible for. Both are HOAs are gated so they are responsible for the roads. One has over 4 miles of roads, pools, park, and miles of asphalt walking/riding trails with multiple bridges. Just the ~4.5 miles of roads are a million dollars expense to resurface roughly every 10 years. You can either hit the homeowners with huge assessments every few years or build the money up over time. The bigger the neighborhood and the more amenities they have the bigger the budget and the more amenities that need major investments on a regular basis (but spread out much more than yearly) require building up funds or making large assessments from time to time, most people seem to prefer paying a level amount each month/year.

We see this every year. I have been an officer or board member on both for over 10 years simply because it is so hard to get people to run. The ones that bitch the loudest are the ones whose hands seem dipped in lead when it comes time to volunteer.

Bridgewater maintains its own roads.

The amount of missing funds so far is over $2 million that I know of. I estimate it will be between $3 and $4 million. They managed over 20 HOAs, 16th lands for school districts, HOAs up in Oxford, etc.

Our most recent 2 GLs are available for review on our management website, as are what projects are currently in process and consideration. I would be pissed.

Is that what caused you to no longer be an attorney
