Precisely. Of course no one on the OT needs a realtor but most modern morons could benefit from using one.

I can guarantee that almost nobody is going to use a buyers agent and pay for it themselves. Completely useless expense

I get what you are saying and I agree I wouldn’t want to pay a buyers agent either but what’s your alternative? If the seller has an agent but not willing pay a buyers agent, you have 2 options.

1) negotiate yourself against a realtor with years of experience and does it daily.

2) use the sellers agent that will have the sellers interest in mind more than yours.


The current process isn’t perfect by any means. The NAR process is a shite show.

Negotiating 99% of house purchases ain’t exactly rocket science. Researching comps takes 15 minutes. Or just knock 5-10% off asking and offer that.

As far as contracts go, an attorney will handle that for $500-1000 and most agents just have preprinted forms and don’t know anything anyway. Paying a buyers agent $15k to drive you around for a couple hours is ludicrous

Buyers: I can buy a house without an agent and save money

Sellers: I can sell a house without an agent and save money

Result: One side will be underrepresented and there will be more lawsuits for things left undisclosed and discovered after closing

What does this change actually do?

Positive/negative for the seller and buyer?

It does seem so because of all the part time agents trying (and failing) to do it. I’m a top 100 agent in an MLS with over 1000 agents in it. I get to see every level of “agent”

The lawsuit that has driven the change got one thing right, which is getting negotiations in commissions being done more often. No matter what, some agents just won’t no matter what the law says. I expect there will be quite a few fines levied by their MLS over that.

Won’t bother me for 2 reasons, 1 - I’m retiring, 2 - I always negotiated commission rates. Other agents hated that, but I wrote them into the contract which the seller gets to see because all offers are required to be presented.

One of the fun things about the job is requiring to present the offer in person to the seller, which certain agents who you suspect might not present the full offer HATE.

I've sold two houses and never paid 6%... Always negotiated.

They’re not as a rule, some might but I’ve never seen it and I’ve written a lot of contracts.

I don't know realtors exist other than to show my house to people if I'm trying to sell it because I don't have time for that shite.
