Gee, people with extra decades to save money and who probably made a lifetime's worth of financially smarter decisions are able to buy houses. Funny how my fiancee and I are not Boomers yet we own multiple houses, almost like we figured out how to live within our means and not saddle ourselves with unnecessary credit card, vehicular, or student loan debts.

Odd, my daughter (no pics) and sil, both mid 20s, had no problems buying a nice home in Houston 3 years ago. My nephew who is early 20s just bought himself a house with his girlfriend in Orange Beach. Most of their friends own homes. Most are doing better than wife (no pics) and I at their age.

This is how the overwhelming majority of boomers were raised.
We were born to working class fathers and stay at home mothers. We lived in ranch style 3 bedroom, 1 bath houses under 1500 sq ft. We usually had 2-3 brothers and sister whom We shared a bedroom with.
The entire family had one car, one tv, one phone and younger brothers and sisters wore hand me down clothes.
We started working part time jobs when we were 14 or 15. We worked after school and on weekends. If we went to college, we had to pay for it, because Dad didn’t make enough to send us. We worked 20-30 hours a week during college to pay our bills and college tuition.
After graduating college, we worked 60 hours a week paying rent, utilities, car payments, and saved our money to buy our first house when we were in our early 30’s.

We are in the midst of the greatest wealth transfer in history.

Statistics don’t lie. I am all for Capitalism just stating that owning a home for kids coming out of college or mid 20’s is not happening like it used too. They are still doing it just not the degree we were twenty or thirty years ago.

NAR needs to show their work for those calculations. Usually it’s based on mortgage apps, as I’m pretty sure the realtor isn’t allowed to just ask your age before showing properties.
Regardless, more than 1/4 of sales are cash, and it’s pretty well documented that an increasing number of parents are financing the down payments.
The more interesting angle isn’t the age of homebuyers. It’s that the likelihood of home ownership is drastically shifting towards those with family members that are able to provide financial assistance for the purchase.

So the people who dedicated their entire life to raising children and working to support half the population that doesn.t work. Bought themselves a new home. Great! now their children will get more when they soon die. Where is the problem with any of this?

I’m not even sure why they show Gen Z broken apart here unless it is meant to make the data seem worse than it is. Someone born in 1999 is 25/26 years old. I didn’t own a home at that age either. I will admit that the housing market is objectively awful. Quite possibly it’s the worst in modern history. But baby boomers aren’t the reason younger folks can’t find homes. Blame the federal reserve for keeping interest rates Insanely low for a couple of decades. That’s why people over 40 won’t sell their homes. They can’t afford to sell. Or blame decades of government regulations that made it essentially impossible to build in some parts of the country. What we are left with is a combination of high interest rates and a lack of available inventory. We have to build our way out of this, and it’s going to take some time.
Young folks today were dealt a rotten hand in many ways, but sitting around blaming Boomers is misguided and frankly, a waste of time. Focus on what you can control by moving to a less expensive area. Your youth is your biggest advantage. Use it to start over somewhere if you need to. And look at the bright side - at least your arse never got drafted.

I'd be curious to see what the stats were for the value of the hosue being sold vs what they buy for that over 70 crowd. Mainly, how many of them are downsizing houses to supplement their lack of retirement savings. If that is the case, its just going to make the issues even more exaggerated.
