I searched the Secretary of State for any businesses Russian might have had. No luck. Do know he worked for USAID, was a member of Phi Kappa Phi, his wife is a director of human resources, and he likes to write in to Smiley Anders. Seen his house...

Haha, so let me try putting this into the proper framework. I'm an idiot because I stated that the original 18 million dollar list price of the home isn't far off from the actual combined development and land cost? What moronic real estate agent would advise a client with the most expensive home in Baton Rouge with no comparative comps to price it to make a profit in a market that doesn't support high value real estate sales. That's completely illogical. That home was originally priced at the break even point, and then they let off the reigns to let the market decide the value. You people make absolutely no sense. Any real estate agent worth a grain of salt would never take a listing that's outrageously priced and let it sit on the damn MLS for an open-ended amount of time; they are in the business to SELL homes. Obviously this is a case where the buyer was motivated to sell because they eventually sold the damn thing for 6 million dollars, which is well under the amount it cost to construct it.

So if Buyer, for whatever reason, says list it at $18M, regardless of the actual value (but still assuming it's several million $), the agent will refuse to do so?

Do you go to your mechanic and tell him how to do his fricking job? Any decent agent would never agree to price a home incorrectly. It's a matter of reputation and money.
