I never denied that. My position has always been that a real estate agent's job is consultative, and they are there to advise the client, not force them to do something against their will.

You stated the agent would never list it at an inflated price because of their reputation and want for fees. But that's been shown to be irrelevant due to the fact that her daughter was the agent. So what is your point now?

Logically speaking an agent wouldn't. It's already been concluded that the original list price wasn't set to incite a publicity frenzy. Taking all this into account, the only thing I can surmise is the seller was stupidly trying to make a profit on a home that anyone with an ounce of common sense knows would have never sold for 18 million, or that 18 million was the break-even price. I'm simply taking a pragmatic approach in coming up with these conclusions. Admittedly, there are some unknowns. Have a good one. We can all agree to disagree.

The Pennington house had ZERO comps to pull from, so list price was going to be useless and everyone knew that. So the listing agent set a high price to get buzz about the house. From the beginning it was known that the house "value" would be determined by what someone was willing to pay and what the Penningtons were willing to accept. When you have the house that is the Top of your area by such an exponential amount, there is no "true value" like you keep saying

Yeah. Not sure why this is so hard to comprehend.
Or to reduce it to even simpler terms: why NOT list it high? You're not in any hurry to sell it because your rich as frick, you can always go down but can't go back up (can you?) and who knows, as time goes by maybe some fricking rapper or baller rolls up and decides he's willing to pay that price for a unique property?
In a sense, it would almost be stupid NOT to price it high given those circumstances.
