Sounds good but if you offer these people fair market value for their properties where are they going to go live with that kind of money?
People said Lauberge was going to "take care" of Gardere too but I don't see that happening anytime soon.
It's a long waiting game to let the properties default on property taxes and get demolished by the city.

We probably will. When shite starts getting "gentrified," aka someone gives enough shits to buy a shitty piece of property and make it their own, it's usually millennial hipsters. It's pretty much our only hope considering how useless BRPD is. I got held up at gunpoint outside my apartment right across from the Burger King, and the cops asked me what I was doing outside at night. I lived in that area in the 80's. It sucked then too. It was dirt cheap and walking distance to campus. Lots of good bars were in the area, too.

Other than the flower streets and Nicholson, it doesn't seem like any gentrification is happening north of LSU.

BIG plans just underway for Nicholson. We already had that large development open on Roosevelt. Watch that neighborhood over the next 10 years as hipsters and real estate investors slowly turn that area around starting with Nicholson and park slowly moving towards Highland from both sides.

I can only hope, they have a lot of houses around there that if they are redone could be nice. Especially east of highland between park. Just have to make it happen.

Baton Rouge has a lot more wealthy people and money than most people think.
And to the OP read what Golfer said. The developments planned are happening. First building for the water campus bid last week at 23.5 million dollars. And that is just one of many things starting in those areas.
So maybe you should buy a house or two while it's still a kept secret.

Agree with you Jet. The area needs to be gentrified and is in prime real estate territory. If Nola can gentrify bad areas, I don't see why BR by LSU can't do the same.

It certainly will be. That will be a thriving area eventually. I could see me telling my future kids in 25 years how I remember that area being super shitty when I was at LSU.

Maybe you students that think it will be so cool out to go ahead and move over there now and get a jump on everyone else? Put your money where your mouth is?
Buy you some dilapidated house on a president street and fix it up in anticipation of some water campus or a trolley. How 'bout it?
