$2400 actually. You get a family membership with that. Only the cheaper houses in the front are disproportionately for sale probably because of the dues. Level built those and the ones on the old driving range, not DSLD. DSLD is not in that neighborhood. $200/ month and you get a family membership and pool/tennis access. New clubhouse will be built eventually now that the course has done a 180 thanks to HOA support.

That was last year, the remaining mill is staying open. CM has a ton of Exxon folks, so larger houses come and go pretty regularly.

Keep hearing the golf course is making a comeback but being owned by the HOA is a big no for me... some bad luck and bad decisions and the course will be in bad shape again.. the fact that so many houses are for sale is a huge negative for me as well.. the assessments could always spiral out of control over a few year period and lead to more listings. The place is basically unfinished with no driving range or clubhouse which limits potential revenue

I love that course. 6 par 3s,4s and 5s. The neighborhood is nice and quiet. It's Zachary so there isn't a ton around but I think I remember you talking about retirement recently. If that's your speed, it wouldn't be a bad place.

The driving range was a separate piece of property not included in the purchase. The HOA was leasing the land for the driving range. When offered to purchase they declined. Which looking back was a major screw up.

Golf is about to get better and better in BR. The Island closed, LSU may as well be closed and Dumas set to close. The remaining courses finally make financial sense. I am very bullish on golf courses in BR Area at the moment.

In general, I think most people moving from there are taking a loss period.
The neighborhood has been there for about 8-10 years and hasn’t filled out the way you would want in part because the STARTING price on houses is about $250K. Combine that with the mill closing and a lot of people losing jobs in other fields and you suddenly have a LOT of house you have trouble paying for.
And this is before any HOA issues.
My recommendation, if you can swing it, is to find a house in an established subdivision which meets your needs.
The area’s going to see some massive swings due to a glut of houses on the market and other issues, so best not to buy cookie cutter developments in an overpriced area for now.

Moved in a year ago and it's fine at Copper Mill. No way we were moving into Baton Rouge. Golf course is good and the HOA comes with a family membership so if you play you get some good value. Nice folks so far; main complaint is that leaving for work in the 0730 - 0800 timeframe is a bit silly until the school moms and crossing guards get the drop-off smoothed out each year.
