Tell me about Copper Mill.

Looks nice on Zillow, but it seems to have a lot of houses for sale. I realize no place is perfect. It has many of the things I am looking for when I downsize and ultimately retire: newer homes, golf course, green space, lack of riff raff and criminals.

Also, how is the golf course?

They do not take kindly to intoxicated people driving golf carts across the green at midnight.

Other than that, it’s a pretty nice neighborhood.

Golf board may have more info, but I think the HOA owns the course. It was in terrible shape for a long time, no driving range, but it seems to be a king a comeback.

I have heard some things about DSLD along with some HOA and golf course $$ issues but it was heresay.

Get a copy of the Minutes from as many past HOA meetings as you can. I got that excellent advice from a buddy of mine when I was looking at a condo in Destin - very eye opening and saved me an assload of money due to upcoming assessments that had been approved.

The reason for so many houses for sale is the HOA dues. The rates are 2500 a year which pays for the golf course. The course is nice, but there is no driving range nor clubhouse. The same temporary building is the clubhouse. If the golf course were to close the bylaws state that it must remain green space. That's going to be expensive to cut with no golf revenue coming in. The HOA has killed the neighborhood. Look at americana instead of you want to live in Zachary. Property tax will run you a 1000 per 100,000 of house.

The golf course is great but financially shaky. I believe it is still owned by the HOA. I believe they have had to levy a couple of supplemental assesments to keep it afloat.

The developer screwed the eyeballs out of the course and the homeowners when he took the driving range and converted it to homesites. So now you have a championship course with no clubhouse and no driving range. Before he did that they were hosting a lot of tourneys and was in high demand.

The housing development, as far as I know, is pretty decent. I know several people who live there.

The developer, Ross Bruce, offered to sell the driving range to the HOA for 500,000 which the HOA rejected. You are correct on the special assessments as well. My last year in that neighborhood a special assessment of 1200 or 1700 was levied for the golf course.

I used to pass by there when I lived in Zachary. Seems to be a bitch to get in and out of the neighborhood and the school carpool line backs up onto the main street.

I'll reserve comment on the neighborhood and I haven't played a round anywhere in half a year but I hear CM is in as good of shape as it has been in a long time.

The paper mill is shutting down, so some housing may be a good buy in there.

Zachary has good public schools and is relatively close to downtown and Exxon.

I imagine some of that goes to the golf course, but that's steep.

I’ve lived in Copper Mill for 7 years now and love it. If you’re a golfer the HOA fees mean nothing since they include a family golf membership. I think we average around 50 homes a year selling since I’ve been here. Between Entergy and Exxon we have a lot of people coming and going.

COVID has done wonders for the place. Since we were slammed with golfers and great weather all spring it put us in great shape going forward.
