Good for them. Remember the Free Masons and American Legion’s are registered as fraternities and fraternities are permitted to operate in East Baton Rouge Parish, so they can gripe all they want, they are permitted to practice. It’s like complaining when a sex shop opens, they are in their legal right to conduct their business. It’s a brilliant move, as their building is zoned as commercial, so they have a higher permitted operating decibel and can have 3rd party venues serve events, host any events, and safely perimeter the available parking.

Holy crap, that’s where they’re moving?
That building has been for rent for years. The owner is likely desperate, but TBH I didn’t think it was set up for residential living or even had the right zoning for it.
That corner is on the brink of becoming iffy with the closure of the gas station by Walmart bringing the trashy folks across the street. And we don’t know yet what is being built where it was. Plus they opened some sort of sketchy smoke shop.
This building they’re moving to is just far enough away from the residential homes near it that it might could work without bothering too many people. Although directly behind it is old apartments that houses mostly foreign families with young kids, and a small Korean church.

LL where is this exactly?

Neighbors are always concerned but don’t realize alternatives if they put their foot down.
They probably interviewed the daughter of the Calvin’s owners, who owns Basel’s Market. It’s a very small cafe/bistro in a cute old house attached to this building. Her only parking is the small lot of this building. I assume her place is owned by the same person who owns this building, based on the line about understanding his need for tenants.

Across from CVS at Highland and Lee. Next to Shell Station and that bank.

In the early 90s it was one of those upscale mini-shops places where overcapitalized second and third wives opened up tiny shop spaces selling candles or specialty teas so they could have something to do while their husbands were off working to pay for the money-losing shops their second and third wives had in that building.
That was almost exactly how I remembered it.

How do you possibly insure something like that?
Are other frat houses not insured?

Classic Hays Town design.

It's difficult and hideously expensive to insure chapters that are on campus and fully approved by universities. I can't imagine any legit carrier would write a policy for a rogue outfit like this. They're probably self insuring, which means if someone gets hurt on their property they'll fold up their tent and slip away in the night, leaving the injured party SOL.

not getting any privacy in that location, I'd be afraid of some trash wandering in

You would be amazed at how many halfway houses there are and people don’t realize

What used to be in this property (Highland at Lee)? I found a video. The interior is bizarre but interesting.
Yeah that place is getting wrecked.

I’m guessing they just want to rent it to hold social events because I’m not sure how you turn that into living quarters. The layout inside is not really made for that and I doubt the owners are going to let them make those kind of changes

Worried about small businesses? Every food/booze joint in that immediate area will benefit from a house full of guys who can’t cook, love to drink and likely have disposable cash.

Usually an accommodation can be reached between tenants.
Our house was across from a church. We had a good relationship with them as long as we didn’t leave cars in their lot Sunday morning.
It helped that we called the cops on people trying to rob them of their AV equipment because having a bunch of night owls around meant people would notice unusual activity like that.

If that is the case, parking is more an issue on party nights and for chapter meetings than day to day.

I graduated in the early 90s. Since that time is Greek life on the rise, decline or about the same? At my university it seems to be about the same level of kids involved.
It has been a decade plus for me, even then the greek life people always beat their chest because the numbers were up. A lot of that was because running a fraternity was getting increasingly expensive. so even the old row fraternities were adding too many kids.
A house party required outside bar tenders, security and all that nonsense. or you had to go off campus, rent out a bar. Can't tailgate at the house so need to buy tents
It is a lot easier to control actives from hazing with pledges of 20-30 rather than it is 50-60. Not to mention the odds of getting a rat go way up as you add randos.

Haha I looked at that building a few years ago in a desperate search for a 1031 exchange

Good. Fraternities and sororities need to get from under the foot of woke school administrators.
