I sold "by owner" without any issues. I had researched comps in the area, just put up a sign in front and made sure the house looked great. Used a standard Louisiana sales form, got my price, closed in 30 days. I think you can get it listed in the MLS for a charge, but didn't have to try that. Good luck.

It’s been said several time but literally all the agent does is steer more people towards your house so it will get seen a ton.

The downside is the 6%. It hurts a good bit

Every one thinks skipping the realtor is the way to go....

but everyone is stupid.

If you FSBO -- guess what --NO ONE is paying your asking price. Everyone KNOWS you have no realtor, so they just automatically take off the commission cost.... You save nothing.

Realtors (good ones) are professional negotiators. They can get pricing, they can get you more money for your listing. They have insurance, they ensure legalities of the contract. A buyer and seller directly negotiating is not smart. Feelings get hurt, and no one actually knows what they are doing.

I have now purchased almost 50 homes in my life, and guess what, I always take advantage of home owners skipping the agent!

Honestly, where do you get the value of your house from? Just pull it out of your arse??? I've seen home owners under priced $30,0000..... and they felt so proud of themselves when I bought their house at close to full price.

fricking morons -- a realtor would have made them close to $20,000 more money.

But hey, all you guys that have purchased and sold 1 house in your lifetimes,,,,,,,,

Really know what your talking about!!!

Keep on taking less money, and patting yourselves on the back.

Nah he's correct. It's a proven statistic that the majority of the time a house sold using a Realtor brings more money than a FSBO and that extra money is usually more than enough to cover the commission plus put more in the sellers pockets. Are there exceptions to the rule? Obviously as there is with anything.

Of course the OT is made up of the smartest 1% in the country and they are the exception to every statistic in everything they do so they can ignore this and FSBO all day long.

Bring abstract up to date, get substunial down payment, get good contract from a realtor or mortgage broker

When I FSBO, which is most of the time, I will give a realtor a single buyer contract if they want. In other words if they bring me a potential buyer I will sign a contract for that buyer only. You will find when you FSBO that realtors will call you. Simply tell them to bring a contract each time they bring a potential buyer.

The advantages to me is that I can market my home and potentially save a lot.

The advantages to the realtor is the do not have to share the commission.

I find it that good aggressive realtors will work harder under such circumstances for me than if I simply give them a listing and they do nothing more than put it on the MLS.

Get the title company who you plan on using to handle the closing to give you a purchase agreement for you and the buyers to sign.

You'll probably still end up paying a realtor commission for the buyer's agent though. Most people use a realtor for purchases, especially since the commission comes out of the seller's pocket instead of the buyer. So you'll pay 3% instead of 6%. Is saving 3% on selling agent worth it to you?

I can certainly see that being the case in some areas. I live in a very small town. It's easy to research comps and know what my home is worth. We also just bought the house 2 years ago and we live in a stagnant housing market, so we have a very good idea of what it is worth. It's also not a lot of money. We bought it for $91,500 (not OT baller, I know) and have put about 8k into it. So it's not a house that I can see a realtor bringing in a lot more money for - there just isn't any room for that.

Using a realtor doesn't up the appraised values or the comparable homes in the area does it? I fail to see how realtors think they can get more than it's worth via a recent appraisal.

I love how pro realtor people always point out "good realtors". But honestly we all know sub-10% are "good".

People near me had a house. Parents died, they just wanted $80k for it.
A couple bought it. Wife we a realtor. She set house at $20k over what my fully renovated house appraised for.
Even though it's half the size and they did crap work.

They got full asking. They instantly put tens of thousands into my net worth.

I was going to buy it and flip it and make $80k less than them.
I'm convinced a defect realtor can sell anything.

Exactly... even if a “realtor” gets a buyer to sign a contract for a high price it’s going to be contingent on an appraisal 99% of the time....which means it will be lowered to the actual market price anyway.
