Selling home without a real estate agent - what are things to consider?

We are about to sell our first home. Obviously have never been through this side of the process before.
I am thinking about not using a realtor, to save some money. We live in a very small community, where it would not be hard to market our house to people. I have a flexible schedule and could open my home for viewing at about any time. We have aa good idea of what it should go for.
My biggest concern would be having a lawyer draft all the agreements to sign. I don't know how all that would work.
What am I missing? What are the pros and cons of having a realtor sell your house and vice versa?

Call the closing company you used to buy your home. I did the same and a flat rate closing with the standard contract and recordings was $400.

Sold my house by owner. In terms of documents, the buyer used a local bank and local closing company. They handled all the documents. It was all very straight forward.
In terms of selling. I got an appraisal on the house done for like $500 and put it for sale at that price and got that price. I was happy, the buyer was happy and nobody was out 3-6% for an a-hole who just shows a house and shows up to a closing.

We did For Sale By Owner and it was easy as shite. Quick too.

2. You don't have to use Google for an hour or two to figure out how to sell and close a house.

Purchasing agents will steer clients to your house. Sometimes by owner listings get "black balled" by the realtor community.

Don't show the house to anyone unless they have already been to a bank to find out how much they can borrow.
When taking the buyer through the house, let the house sell itself. Don't oversell, you are not selling a car. Be quiet and answer questions, only point out features they may miss.

Do you have a buyer lined up? Marketing the property is an obvious way that a realtor can help. They can also provide guidance with a process that you don't have experience with.
If it's a straight forward transaction there probably isn't a need to get a realtor involved. Make sure you're honest on the seller's disclosure would be my $.02. You don't need someone coming back and suing you over something that wasn't disclosed.

I'd say get an appraisal and inspection done. I'd only disclose this information if asked by the buyer.
Plus any serious buyer will want an inspection done of their own.
