Your gonna give 3% to the buyers agent regardless....everyone making it seem like it’s a straight 6% just to the selling agent are retards. The amount of fsbo people that end up selling for lower or the ones trying to buy a house straight through the builders that get hosed and can’t sell their houses in a few years without losing their asses is astonishing. A good realtor that negotiates multiple closings a month should more than make up for their fees. Plus they should be haggling down closing cost fees that the avg joe would willingly pay. Imo those that even think of going the fsbo route have never had a good realtor and def won’t be the ones bragging they screwed themselves over either bc of pride or just too clueless to even know it happened.

Look up property sprocket its a new startup company here in BR. Its kind of hard to explain. How they're set up kind of a new things, but sounds exactly what you need.

Last house I sold I didn't officially use a realtor, my aunt is one so we saved there. When the buyers showed up with an agent I was a little aggravated having to pay for that, but, the great thing is their agent will help push to a sale as well.

I’d put on my FSBO that you have to be preapproved, and have the documentation. The realtor would help in this situation. Otherwise it could be a big hold up.

Going without a realtor was our best decision in selling. Definitely saved money and it was stupid easy. Did the buyers know they didn’t have to pay asking price? Yup. But still came out $10,000 ahead if we had went with a realtor.
I’d have to be insane to go without a GC. Or have more time on my hand than a widowed retiree. I still think he got easy money we wish would have gone into the house , but we would still be homeless and over budget had we not hired a GC.

Cant you just tell the buyers agent that youre not paying commission and if they want commission they should get it from their client(buyer)?

We sold our first home without a realtor and got 100% of the appraised value. We were in a good neighborhood with lots of interest. It was a breeze. We had several calls from agents asking if we'd pay buyer's agents commission, said no everytime. I'm not sure if a realtor would have gotten a bidding war started on the home and make me back the $25K I saved by selling it myself.
I have used a realtor on other properties to buy and sell but I'd probably list my home without an agent first if you don't mind handling the process on your own. $36K is a lot to give up.

Yep. You don't have to pay them shite. Of course it's perfectly acceptable for them to ask. If you agree to pay it then they're happy to take it. In my opinion it borders on a scam.

Go ahead and pay for a home inspection. Fix whatever they find unless you are going to make concessions for the new owner to fix things.

Make sure your contract provides for what goes and doesn’t (chandelier, fridge, special fixtures, etc.), when the seller has to exit, rent for any allowed time after closing, inspection rights, title cure procedures, who pays what closing costs, etc.
