14 years to double his investment (before talking income from rent then expenses to renovate and maintain). That’s a 5.1% return. Very conservative investment

I would guess whatever plan he had or saw for them never developed
or he just wanted something for his wife to do

Most coaches get involved with other things to try and supplement their income.
Keep in mind, Saban was a bargain when he was at LSU compared to his salary now.
He hooked up with Spinosa for some real estate investments as well.
Bertman owned apartments as well. Compared to what baseball coaches made in Bertman's day to now, Bertman was a bargain. AD role allowed him to get the higher salary for his retirement.
DiNardo partnered with the DeAngelo's owner and was in the restaurant business.

Wasn't he the highest paid HC? I know salaries have skyrocketed since but he was not under paid at the time

At 2.6 million, I would guess that the apartment complex probably generated somewhere in the range of a $156,000 profit annually (applying a 6% cap rate to the sales price) and including a reserves account for necessary renovations in addition to regular R&M.
Clearly that has gone up over the past 14 years, but you can't separate the annual income generated when looking at those type of return figures.
All that said, apartments buildings, particularly in / around college towns, are viewed as very conservative and safe investments.
