$850 for a two bedroom is unheard of here in Anne Arundel County, Md. It’s no less than two thousand up here. Is that good for 2019 Baton Rouge?

It’s decently priced for that area, but these apartments are not newly updated or anything.

The median household income in your county is nearly twice that of EBR Parish. It makes sense that rent is higher.

Campus housing is getting overbuilt. Not sure in the BR area but nationwide the space is crowded

It's cheap for BR. A nice 1BR in a desirable complex is usually more than $850.

It is here. I wouldn’t invest in it. Several more LSU residential housing units coming online in the next several years.

He was hired at 1.2 million a year. He wasn’t the highest paid coach but he was top five if I remember correctly.

There are way too many complexes being built on Burbank in the Lee Dr area. That bubble Is going to burst and that area is going to turn into a craphole.

I was saying something similar when I went back to Tuscaloosa this week. A bunch of nice condos and high rises and all, but it's like geared towards the new NE out of state students / families imo.


shite is going to tank when Saban retires unless Bama hits some homerun hire and avoids some down period or bad coach

Well all of those are owned by Real Estate Investment Trusts which tend to keep their properties up. The reason Gardere went to shite was because they were all owned by local lawyers and doctors and when the law changed and none of that income was deductible they sold fast. Hence the ghetto.

It’s bananas. Ben Hur was where you go deposit dead bodies never to be seen again just 10 years ago. Now it’s almost completely developed.

IIRC, the Tax Reform Act of 1986 eliminated passive loss deductions against rental income and basically killed the incentives for the investment in those Gardere 4-plexes. I started practicing in 1986 and I saw some stuff.

That sounds correct. I lived in one owned by Jimmy Fields circa 1982 and the area was nice or nice enough. $350.00 for 2 bedroom, 2 bath in a four plex.

Fun fact his grandson is John Gordon McKernan walkon Tiger.
