I felt the same when I was FSBO, but wish I had thought it through better. 3% is less than 6%, so unless you have a house that is in a high traffic area and you're certain that it will sell without the help of the MLS, then you're better off biting the bullet and working a deal with the buyer's agent.

It was most likely a courtesy phone call saying his client was interested, but he wanted to make sure his fee was paid one way or another. Tough guy OP said "I'm not paying you, you parasite" and the realtor was being nice saying he would get back with him instead of wasting more time with OP.

And, you really fricked yourself. That info isn’t going to stay with him a lot if people now know what you are willing to take on your house. I wouldn’t expect an offer higher than that moving forward.

And, like I said, if I was the potential buyer and found out the realtor was deliberately steering be away from a house because he might not get his cut, he would no longer be my realtor.

I’m probably going to get blasted, but here goes nothing: I do real estate on the side and here is my .02. I would never steer a client away from a property due to amount of commission, but in an instance where a Fsbo refuses my fee, I’d hope the buyers would still attempt to compensate me for my work/time. If I’ve shown someone 40 houses, done plenty research for them, etc I’d expect at least something. In that instance I’d still help the person with the paperwork, inspection process, loan hiccups,etc so I’m not just looking for a handout. Most transactions go smooth, but the ones that don’t the agents are worth their weight in gold.

When I sold a house FSBO to a young couple with a realtor, I made it very clear that there was a bottom line amount of money that would be going into my pocket by selling the home.
That left them the choice of either a) increasing the sale price of the home such that I 'paid' for the realtor fees, or b) the sale price remained lower and the buyers paid the realtor directly.
Since it was a young couple with very little cash, they chose the higher sale price and basically wrapped every single dollar they could into the loan.

It hit him like a ton of bricks about page two that he actually would have come out ahead if he would have hired a realtor, and specifically because he fricked up the one thing a realtor is actually useful for. This has been a highly entertaining read.

Are you retarded? I've told every grifter realtor that called I'll give them a 3% commission and have no problem signing before they show the house.
