Uhh, the buyer’s realtor can kick rocks if the house if FSBO. They can ask, and I’m sure many sellers give in, but the seller is not obligated to give a dime to the buyer’s realtor. If I was a buyer and my realtor soured a deal because he wasn’t going to get his fee he would no longer be my realtor.

Now this IMO is truly a problem. Yes I can get paid on both sides of a deal, but the way I see it by doing so the only person I’m actually representing is myself. I won’t do it. I will get another agent to represent the buyer and I represent my seller, that way both clients are having their interest represented properly.
Sooner or later there’s going to be a big lawsuit over that and nuke it.

My brokerage doesn’t allow it. Let the buyer/seller whom you previously didn’t represent stay unrepresented. Can of worms

Nope, but
1. My job isn’t a completely useless profession, and
2. I, like realtors, get paid in accordance with a contract I have with my clients. I, unlike some realtors, make sure that contract is in place prior to doing the work.
