Find out who his broker is. Call the broker and tell them their agent is ghosting a legitimate offer.

I'm putting mine on the market next week. I will welcome all buyers agents. As long as we can agree on a price that includes a commission for them, I'm good with it.


Advertising on Zillow and local papers. Should I look anywhere else?

Call a couple brokers. Tell them you don’t want to list but are willing to pay a transaction broker commission and give them the details on your house.

If they have any hungry agents, they will work their clients to find one.

Full time agent here.

The amount of misinformation in this thread - as well as every thread on here that involves real estate - is staggering. Is it rocket science? No. But good agents are worth the money. The amount of people in this thread that have no clue of how the process actually works is comical. The industry exists for a reason.

Just give them the and rent the house for 9+ months. Listing price disappears and you’ll be selling in a better market anyway. Profit.

So am I. FSBO sellers are bombarded by agents who aren’t selling much to try and get them to list.

I never call a FSBO unless I’m going to be showing listings in that area and want to offer them the opportunity to show their house, for which I will be paid for.

Communication. They respond fast and they know their market.

Promoting your property. Signage is maintained and directionals are out as well.

Marketing. Open house, communication with other agents telling them about your house. Listing it in MLS with good verbiage and attractive description.

Those are the basics for the listing part. Realtors do a lot more than just collect a check

I am a Broker, just some observations: the agent that made the offer, do you know if he is licensed? Actually I get solicted from time to time by individuals fronting for Buyers..in violation of state real estate laws. On the commission issue, the % is set forth in the listing agreement..any attempt to force a change, I would consider a breach of Ethics.Not all states allow dual agency, mine does...in those states that do not, you can have Agency with one side and Transactional status w/ the other. I use a title company to handle closings...my business involves investment property and I am a fiduciary...helping my clients make money.

Meaning, I call them to say I'm listing my home FSBO, but welcome their buyers and will pay a fee to them to bring me their clients?

We live in a small town, everyone still subscribes to the local paper. For $20 a week, it's likely well worth it.
