Exactly! I can see where a buyer calls the realtors office about a home he's interested in buying. The owner of the realty company passes it off to his agent. Agent gets paid, and realtor collect 1.5% more than if he just handled it his self. Shady shite, right there.

Okay. 99% may be steep...but most of the profession I won’t defend. I don’t remember the specific stats, but it’s pretty close to the 80/20 rule. Where 80% of home sales are conducted by 20% of the agents.

I agree. The brokerage firm sucks. But I bet the poster didn’t interview agents, other firms, etc.

Pretty common knowledge 6% is steep these days.

I find it strange how ignorant people are with arguably the most expensive purchases people make. Given this, it’s important for people to do their research.

FWIW, I’m not perfect either...I’ve been burned before. But this guy was selling a vacation home so he’s obviously been through the process at least twice before.

You're making this way more complicated than it needs to be.

I don't care if you've already signed your "working with a realtor" contract or not. At any time after you receive an offer, you have every right to ask your realtor "If I take this offer, how much money will I have in my pocket after closing?" You also have every right to get the offer to be re-written where that exact number is spelled out, in writing.

It ain't that hard and realtors ain't near as powerful as they often think, baw.

I’m no advocate for residential realtors but reality is most FSBO deals net sellers less than in they listed with one of the better realtors in the market. This situation demonstrates how the poster is not capable of negotiating the best net deal.

Pray tell how that is illustrated? Realtor called and made a verbal offer, I told him to write it up then hear nothing and he wont answer his phone, either said buyer doesnt exist or they changed their mind and he's too shitty to answer the phone, either way the realtor is a POS.

This MF contacted me, I'm going to contact his office shortly.

ETA: and regarding your situation, he either had a fake buyer and he was just seeing how far you will stretch on pricing or his buyer went in a different direction and he’s in no rush to let you know.

One thing certain is every call and voicemail you leave is costing you $ because it demonstrates how motivated you are.

You can't have it both ways. Either pay a realtor to deal with assholes that may or may not want to buy your house OR save the 2-3% and deal with the assholes yourself. But be an adult about it, please.
You will likely come back crying when the buyers realtor want to be paid as well. That is, if anyone ever shows your house again after you "talk to the manager" and it gets around.

You can do EXACTLY this by hiring a realtor to sell your property for you. That's what you pay them for, to market your home and deal with the BS you don't want to deal with. So in your case, you would get the marketing, FOR FREE!!!
BTW, I'm not a realtor nor in real estate, just a realist who is self employed.

ETA: I just realized that OP has no idea how any of this works. EACH realtor generally receives 3%, which adds up to 6% if each party has a realtor. If you are selling your property by owner, I hope you are prepared to pay a buyer's realtor fee. If not, good luck
