$500 to get an official survey done. Set it up and call the sheriffs at that same time. The sheriffs dept usually handles property and tax issues. Tell the sheriff you want a deputy there to protect the survey crew from your crazy neighbor when they are there. You may need to pay the sheriff dept something but hopefully they come do it for free. Be sure to tell they surveyor what's up when you hire him as well.
This will be the only way to put this to rest.

What was your horrible experience with a lawyer that led you to believe that something would cost "tens of thousands?"
I'm sure you run around telling everyone they are better off on their own than hiring that damn lawyer.

I have always been told to get a survey before purchasing any property that is outside of a neighborhood. It's a CYA move for cases just like this.

He ain't nothing but a carpetbagger so far.
Why people want to buy property and give an immediate "frick you"' to their neighbors is beyond me.
Maybe a little common southern courtesy would help things.
Guess what? Good neighbors are a blessing and bad ones are a curse and the difference hinges on a few interactions.

me and a buddy we're going the other day to find the property stakes and pull string for the property lines. As I pull up on the property this redneck piece of trash comes sprinting from his land onto mine to confront us. He starts daring us to cross by the Pecan Trees. I explain to him that those trees are mine and I attempted to show him the plat map. He says "go near them trees and see what happens. I got something waiting on yall."

Cut the trees and build a fence and be done with that guy.

And if my family had been openly possessing that property for he right amount of time, I'd wipe my arse with your survey.

The survey shows assclown bext door where the line is - and it doesn't come from you.
If you talk to a lawyer one of the first things they will ask about is a survey.
Also, after you do the survey you can put up a fence and be damn sure it's on your property in the retard destroys it.
You can also go to court if you really want to and make the retard next door pay for half the damn fence if you really want to.
So I still recommend getting a survey.

Are you one of those possession is 9/10 of the law types?
Posted on 10/8/14 at 10:14 am to pointdog33
Nope. I'm one of those that understands open and obvious possession as it relates to prescription.
There really is a whole chapter on this in the Louisiana Civil Code. But, no one bothers to learn the law that governs them.

You should have stated this from the get-go.
Enjoy your feud.
I mean, it's your right.
But consider this one thing.
You could probably get your neighbors to pay you and move your fence a few feet and avoid YEARS of headaches and bullshite court dates and other annoyances.
Sure, you can be a dick and it'll buy you some room in your pants. Or you can be a dude and it will pay dividends

It is clear from the property stakes from the survey done in 07 that I own the trees.

Yep and you better have deep pockets to defend it if it ends up in court.
The few cases I have heard about have dragged on for years and years and nothing really ended well for anyone.

Unless he had already acquired ownership before that survey.

In this case, possession may be more like 10/10 of the law.

the yokel threatened them first time out and is known to law enforcement
hes not going to be bringing the OP a basket of muffins
F him, burn the tree down in front of him

1-Cut down the trees.
2-Take the trees to the mill.
3-Have the trees made into fencing.
4-Build fence with said pecan tree fencing.
Problem solved.

From what I understand, you gotta pay the property taxes on it for a decade and not just say this is mine because I said it's mine.

ETA: You really need to consider hiring a lawyer rather than getting legal advice like that.

Might be cheapest to just burn down his home...
