My buddy had left some tools out there from the other day when we were pulling property string. He just went out there to pick his stuff up.

While walking he noticed CCA approaching him on my land. CCA begin to tell him that He went to the court house and saw the actual paperwork and not his hand drawn plat map from the 70's and sees now that he doesn't actually own the trees. He nor his Dad never did. He told my buddy that he wants to apologize to me for acting the way he did. and he shouldn't have lost his temper.

have the newest one on file from the last survey in 07 showing I own the trees.

That doesn't prove good title. You need older maps.

I'm not understanding..
The map that is on file at the court house should be the legal one everyone goes by right?

So you have him on record to police stating he is upset and thinks he owns it? That's good, in case he tries to damage your property in some way.

Just to be safe. Have an attorney serve him with official court docs showing the correct property lines. Let him know he is welcome to produce any documentation supporting his arguement.

Sounds like you handled it in near perfect fashion?

What's the point? Are they sweet or bitter pecans? Do you care if he comes over and gets pecans? I mean, sounds like he now knows you own the property, right? You wanna do something/build something near the line? Not sure what has to happen next, absent some by either one of you of the disputed land.

This is what you do:

1. Get legal advice from an anonymous person over a message board.

2. Take a screen shot of this thread and then show it to your neighbor.

3. Hookers and blow.

You're a virgin.
Look...you can raise hell with dyed in the wool coonass neighbors, or you can share your nuts and save some headache.

Who did you buy the land from? Is the last name on the title of the seller the same last name of the guy next door? Like his father or an Uncle?

Walk outside and yell "I NEED A LAWYER." A lawyer will hear you and come running.

Pshhh, until redneck Jr. comes around in 15-20 years insisting that he and his pappy and grand pappy have owned and used that land for the last 50 years. It's time to get a look at the neighbor's title and put that BS to bed now.
