The other day I saw him run across the back and plant a stake in the ground twenty foot past the trees on my property. So i see him doing it and then confront him and he said where he put the stake is where the property line is... I picked up his stake and threw it in the bayou.then said the real markers are over there buddy

I mean, all jokes aside they might have been planted generations back by his kin.
People take that seriously.

For the price of a few feet of land you could have yourself a neighbor who looks our For you...or you could have one who tells his less scrupulous friends when you Aren't home.

Maybe talk with him like a man?

You have a long road to hoe.

A little listening goes a long way.
You being a Yankee douche won't help things.

You know what pisses neighbors off more than anything? Arrogant douchebags.

OP, unless you are comfortable with the idea of your neigbor possibly gaining outright ownership of your property, please do not listen to this advice:

I like your style. Don't listen to these guys telling you to make peace with this redneck. If you give in once he'll keep on pushing you... put a stop to this shite now.

Cut the trees down to show him you mean business. Then take the pieces and spell out frick YOU facing his property line.

I tried talking to him calmly... His trashy sister stated to the cops ( who told me this is not their first run in with him) that he is disabled and has mental problems. He is not rational. Not to mention I can't take him serious when he comes at me with no teeth, no shirt, barefooted, and ghetto tatted up.

I Want to handle this now. How do I do that? And do it for good.

Sounds like any interloper.

People don't want drastic change.

Be a neighbor. If you don't have a problem with pappy's pecans, then let them be. You'll still have the property lines if need be come later.

A little goodwill goes a long way.

Gotcha/totally understand.

Not sure what I'd do, but I'd for sure get a good survey/be sure the last one's verifiable and all that (whatever the proper terminology is). Still though, I'd probably still go talk to the dude, and see if he understood what was up. Although that sounds like it won't go well, it may save you some trouble down the line, assuming the dude can read and such.

You need to talk to a property lawyer.

Hire a lawyer in your area.

$500 to get an official survey done. Set it up and call the sheriffs at that same time.

The sheriffs dept usually handles property and tax issues.

Tell the sheriff you want a deputy there to protect the survey crew from your crazy neighbor when they are there. You may need to pay the sheriff dept something but hopefully they come do it for free.

Be sure to tell they surveyor what's up when you hire him as well.

Sell the property or buy him out. Next time, don't buy land that's next to trashy people.
