You joke but there are definitely areas immediately north of government st that I would jump on right now that aren’t as pricey as those to the the south (Capital Heights, Old Goodwood, Garden District) but will be in the next 5-10 years Now if you said north of Florida....
This is true. This area is becoming more diverse every year. The Government St. road diet will only help to raise property values, as well.

Live in South Downs or the garden district if you don't have kids
I live in Southdowns and raised my kids there. Did I do something wrong?

The only answer is scotlandville.

We pay 12k for one kid. My round trip commute is probably 35-40 minutes and my wife's is about 15.

This is impossible to answer without knowing the following:
Where do you work?
Do you have kids?
If you do have kids, can you afford private school?
Your quality of life depends nearly entirely on your commute.

I don’t have kids yet but if I did I still would prefer to live out in Zachary, Central or Walker because that’s my personal preference. I love BR I just don’t want to live in town. Close enough to visit and work is fine by me.

You'll be pissed off when you work in mid-city, hit up a bar or restaurant after work and then have to drive 25-30 min to Zachary or Central because you didn't buy a house near Capital Heights.
But to each their own

Check out the Southdowns area. I've lived all over (Central, Downtown, all over BR) and it's my favorite spot.

So. no kids and not engaged yet.
El Cid is definitely the place for you.

I vote Mid City or Southdowns since you have no kids. They are both close to everything and easy to get to and from LSU games.
Pick which side of I-10 you want to be on, because when the sh$t hits the fan on the interstate (ie...a truck overturns), good luck ever crossing to the other side.

You act like the only restaurants and bars are in br. Not everyone wants to live in the city. Does Zachary not have any restaurants?

I believe a previous post mentioned the 4 they have.
Seriously though, I’m just giving you a hard time. Move where you will be happy.
