This is true. This area is becoming more diverse every year. The Government St. road diet will only help to raise property values, as well.

not at all, but i can see why others wouldn't want to live in BR with kids (too poor for private school)

i would much rather have a family in southdowns than livingston parish

I think people suggested burbs because OP kind of sounded like that's what he'd prefer. Southdowns is fine. He doesn't have kids but most people just have to factor in private school tuition in BR is all.

We pay 12k for one kid. My round trip commute is probably 35-40 minutes and my wife's is about 15.

This is impossible to answer without knowing the following:
Where do you work?
Do you have kids?
If you do have kids, can you afford private school?

Your quality of life depends nearly entirely on your commute.

I don’t have kids yet but if I did I still would prefer to live out in Zachary, Central or Walker because that’s my personal preference. I love BR I just don’t want to live in town. Close enough to visit and work is fine by me.

You'll be pissed off when you work in mid-city, hit up a bar or restaurant after work and then have to drive 25-30 min to Zachary or Central because you didn't buy a house near Capital Heights.

Check out the Southdowns area. I've lived all over (Central, Downtown, all over BR) and it's my favorite spot.

I vote Mid City or Southdowns since you have no kids. They are both close to everything and easy to get to and from LSU games.

Pick which side of I-10 you want to be on, because when the sh$t hits the fan on the interstate (ie...a truck overturns), good luck ever crossing to the other side.

You act like the only restaurants and bars are in br. Not everyone wants to live in the city. Does Zachary not have any restaurants?
