Thank you. Once we realized that we'll never recoup the money that we put into it, the meals cooked outside started to taste better.

To be honest I don't think there is not that much difference is there between the 3? The guts are probably made at the same place and slapped in a different body with a different label.

There are differences. One major being warranty. Blaze has the best in the industry. They do source a lot of stuff from the same places but it's not all the same. I know a lot of people who complain about the rust issues with Bull and the handles being coated. I would go Blaze Lion then Bull.

Thanks for this pics, that looks great. I'll jot down the Bull line.

Budget right now is 40. No pool, connected to house (which I assume helps with the cost of plumbing, gas, electric, etc.)

We would like a bar area with sink, beer/wine fridge, ice machine, storage, kegerator as a luxury/first option out. A counter area with built-in grill and smoker, counter space and sink. Fans in ceiling, bug spray system potentially with water misting lines also. I am thinking a partial built-up wall across from the house with or without a fire place/pit, TV above with the furniture centered. We have surround sound wiring partially out there.

I'll post a pic of the current state in a minute. We have three appointments set for design consult/estimates, starting tomorrow. Living Improvements based on a recommendation, Texas Custom Patios, and a third with Amazing Backyard Solutions. I am in Humble area if yall have any other recs on builders.

Fred, was that timeline planned or did something cause it to go longer? What areas should not be cost cutting, and what are some we can go a little cheaper?

40k is going to be tight. Your appliance package mentioned above with decent equipment and a hood is every bit of 10-15k and could be 27k depending on brands. For refrigeration and keg I like Marvel. Ice Machines I recommned Scotsman or Hoshizaki. Venthood is Vent a hood by far. If you are doing glass front fridge or wine cooler no questions go Perlick and it's still not going to be perfect. Save or you doors and drawers by not buying name brands.

Honestly, I'm not sure how often you would use the ice maker outside. In theory, it sounds great. In reality, I'm not sure you could really justify it. I assume you have one (or more) inside, so maybe a built in ice chest would make more sense?

Ice makers and hoods tend to blow budgets. I if you to choose go with the hood! If you have a storage closet or garage you can buy a 200-300lb ice maker for cheaper than an under the counter unit. But Soccer mom's have to have that "sonic" ice. It's usually their only requests.

Your appliances will add a ton of cost to the overall price. The only thing I installed was a built in grill and cold water sink. The cold water sink doesn't have to have to tie in or have lines run to it. Basically for washing hands and spatulas.

You can get by without an ice machine.

My wife doesn't qualify as a soccer mom ... but yes ... you're right here.

It's a luxury. However, we like it. And use it.

I have a hot water heater and instant hot water dispenser. Not necessary, but what is a couple of extra hundred when you're spending thousands and thousands?
