Photobucket is shite right now.

How necessary is a hood if there will be open space behind the grill and it would be fairly separated from the rest of the space?

I agree the ice maker seems like an unnecessary luxury, but the wife really wants it, and I kind of do too.

One recommendation I have is to hire a landscape architect.

You're going to spend a considerable amount of money. Better to have it professionally laid out, utilizing the most of your space ... because you never know what else you may want in the future.

Cost is about $1200. Minimal expense in the grand scheme of things. Helped with our layout of pool, outdoor kitchen and usable backyard space.

I stayed away from the ice maker for the same reason as the fridge. Everyone I talked to said that in the Texas heat they just didn't work well. Those two items are high dollar. You will need to look at the price vs actual use.

I am putting in a larger ice maker for the house so I will be fine.

Since I combined the pool and patio some of my cost savings was from the decking. The choice of decking whether stained concrete, tile, stone, or pea gravel will greatly affect the budget.

Depending on the contractor you choose the counter tops and kitchen exterior can vary greatly. Check out Apex stone or one of the other stone suppliers. Friend of mine got the stone for their kitchen cheaper after going out and looking at the actual layouts at Apex and found one that they liked better than what the builder was proposing and it was cheaper by 30%

Light figures and fans are another one major saving. We supplied ours to the builder for their install. We found what we wanted at a lighting store in Houston. My wife found the same lights online 70% cheaper than the store.

This is what we did the second time.

Unless you get one of the large commercial units, most of the smaller ones are really not meant to work in higher ambient temperatures.

Here is the space. The built in grill would be where that shitty grill to the left is. We would take down the fence behind it, leaving it open to the driveway. The bar area would be on the far right. Living were the furniture is now, with the support wall in the foreground, which would be the fire pit and TV above. We would need to add some concrete in the foreground and also cover the part by the grill.

This cost about $15,000. We used a Holland Grill. There's an outdoor refrigerator behind the cabinet, but no ice maker. We have a built in ice maker inside.

Mine was the same. They priced it all.at install and I chose whatever I wanted for the appliances....stone...fans....etc. they did recommend a fee places to look but it was all up to me. Their is great variation in cost there.

What was the HOA situation for you guys that have one. Did the builder handle that, did they care at all? I know they are all different. Mine seems pretty standard and not too intrusive.

The builder handled it. You can usually pay an expedition fee for quicker approval. Mine was like a hundo.

Planning an outdoor living space was serious sticker shock and I wasn't even trying to do an outdoor kitchen. Just an attached back patio with 4 brick posts. Nothing fancy but I wanted something that looked like it was part of the house rather than those cheap aluminum deals. The lowest quote I got was $18,525. Two quotes were over $25K because they wanted to use expensive exotic woods. It was crazy. I put up a completely finished 2-car garage with a walk in attic storage space for $14K. It was nuts. That project has been on hold for 3 years now.

Yes both heaters. Normally they are stored out of site unless they are being used. I have some small ones that are easy to move too.
