I thought the same thing . My guess is that all those 500 acres are locked up in a land trust and cannot be planted nor developed. It’ll be raw land forever.
Or maybe an endangered species is present and it can't be developed.
Something is up. He originally listed it for a lot more in 2009

Football great Joe Montana is giving up his castle—a roughly 500-acre European-style estate in California wine country—for $28.9 million, or 41% less than he first sought a decade ago.
Mr. Montana and his wife Jennifer Montana initially sought $49 million, which was a reference to his years playing for the San Francisco 49ers and intended as a starting point for negotiations, Mr. Montana said. Ms. Montana said they decided to take the property off the market shortly after because their four children, now adults, begged them to keep it a few more years. Mr. Montana said the family was advised this time around to price a little more conservatively.
That was 5 years ago.

Completed in the early 2000s, the Montanas’ 9,700-square-foot, three-bedroom home has lots of European details, including a small moat and bridge out front. Inspired by the monasteries and historic villas the couple saw while traveling around Europe, it also includes two turreted towers, elaborate wood-beamed and vaulted ceilings, carved statues, tapestries and large fireplaces, including one featuring a fresco of the Montana family crest. Much of the interior was imported from Europe; a Parisian marble bathtub from the family’s home in Atherton was installed using a crane.
Ms. Montana said she and her husband spent about five years designing and building the house. They scoured stone yards, auction houses and flea markets across Italy and France, scooping up old marble floors, 16th-century iron gates, a 17th-century church altar surround and an antique well for the garden.
However,

The property values in Napa are insane. He’ll get that and possibly above asking.

Possibly an issue the with property, but could also simply be that vineyards are a pain in the arse, and even if you’re super hands off, you’re going to have a lot of people, traffic, and noise around your very expensive family estate. If you already have frick you money, it’s not worth it for a lot of people.

Thanks for the heads up. My butlers pool boy has been looking for a new weekend cabin

Despite being one of the best players in the NFL, Montana's salary did not reflect the contribution he made to the 49ers. Joe made a very meagre $25.5 million during his NFL career. His largest single season salary was $4 million, which he received from the Kansas City Chiefs in 1993 and 1994. In 1993, earning $4 million was equivalent to making around $7.5 million now. His $25.5 million in career earnings is equivalent to over $53 million right now. After receiving a signing bonus of $50,000, Joe's first NFL contract, a three-year, $255,000 pact with the Niners, paid an average annual pay of $85,000. Till 1990, Montana had an average salary of only $356,000. However, that very year, Montana signed a 4-year $13 million deal.

I mean, if not, pretty damn close. I know it’s not what it once was, but $100 mil still goes a long way.

Means his kids won’t have frick you money, but at his age? I would absolutely say that’s frick you money

It takes about 5 years minimum to go from planting a vineyard to even the thought of selling your wine.
The vines take about 3 years to grow to maturity, and it takes some time to age etc. Most people now are starting with white wine because you can get it into commerce faster, and White and Orange wines are trending up and red is trending down.
There’s things you can do to speed it up, or just buy grapes from another producer in the meantime.
All that is to say, it’s a pain in the arse, so they are pricing the place to sell and gtfo.
I guarantee some tech bro buys it and allows someone else to plant vine on the land. Cab because they are outrageously priced now

Mostly off topic, but I like that orange wines are starting to grow in popularity. Fun warm weather wines if they are done well.

We’ve been drinking them for many years and it’s our favorite. People used to look at us like we were crazy 10 years ago when we asked if they had any Orange/Skin Contact wines. Now they are everywhere which is awesome.
Love them in summer. Total Wine I found a sparkling/fizzy orange which was very cool.
Oldest style of wine making in the world. Refreshing like a white but has some body like red.

One day I’ll look into the history of why rosé (skin contact red) became so popular while orange (skin contact white) basically didn’t exist, at least in the US. If you happen to know the answer, by all means
