I’ve always considered The Villages to be a cautionary tale of what happens to people who don’t prepare well for retirement.

For myself I looked for a place with mild summers, a walkable downtown, plenty of medical options, a nearby airport, and preferably a college town.

They’re relatively low. Something like #25 in the country. Wind and flood insurance has tripled in less than a decade. I’ll probably keep a place there for income tax reasons, but I’ve long thought about leaving for good.

My ideal for retirement is a Midwest lake house for the summer, and a place somewhere warm and on the beach in the winter.

Plus traveling often.

I'm about 4 years out and have been doing a ton of reserach on it. There's a reason other than weather why so many northerners retire to the southern states.

Have you looked into Puerto Rico?

ETA. The tax advantages are something you mentioned for other locations

Alternate between Lake Claiborne and Lake Hamilton.

Lake Hamilton at Hot Springs is really a nice retirement area. I plan on spending a lot of time there. I’ll be 62 this year.

ETA: Mississippi has very low property taxes and just eliminated their state income tax.

Eliminated? What? They are phasing income tax down (not out) but it will be slow. A total of 1% reduction by 2026 and 2% total reduction by 2030 (the tax rate will be 3% in 2030). After that further reductions only occur if triggered by revenue growth or less spending.

So, the elimination of income taxes is not elimination at all. It lowered the income tax (and groceries from 7% to 5%) and raised taxes on gas 50% (from 18 cents per gallon to 27 cents per gallon).

Overall, they have low crime (except Jackson proper), low taxes, low traffic and good outdoors.
