Ogden Park area of Baton Rouge

Looking at a house in the area but wanted to see what the OT has to say. Looks like a pretty cool area but being so close to Florida Blvd gives me pause.

It’s in mid city which is being revitalized and property values increases have been exceeding most other areas of BR. That being said I would scout the area because the diversity is not for everyone.

It's a middling short term investment but likely a solid long term investment. Fun neighborhood, though. Once the plague has passed, I imagine the Prowl will start back up:

If you want to move into an area where property is skyrocketing you should look into the Lipsey neighborhood. His home was appreciated at just under one million dollars, but just sold for over four million dollars. Look there first.

I have several properties in the mid city area that I’ve owned for 25 years and they have been very good for me.

I also had a house off Capital Heights I paid $60k for in 1988 and sold in 1997 for $130k.

That one just sold again a year or so ago for $410k. Wish I’d have held on to it.

Look at McGrath Heights on the other side of Government St. Lots of new development in a small pocket that is rapidly turning the right direction. 3 news home on Jura St for sale and a few more under construction. The businesses facing Gov. between St. Rose and Lavinia are all about to be redeveloped into food/beverage/salon/market.

I’d consider St. George because Baton Rouge is going down the drain in a hurry.

It's a good little neighborhood. Above average crime due to it's location but it's also within walking distance of things.

Doing pretty well now. The gentrification has solid momentum now. Some high end apartments going up across from curbside, lots of bars and restaurants that are finally returning to normal after these stupid pandemic restrictions.

Ogden park is coming along, but as others have mentioned...avoid parking in the street and be prepared for occasionally having your vehicle broken into. It’s doing well, but isn’t totally cleaned up yet. Solid medium to long term investment IMO.
