Market is crazy. I’m an unfortunate person who is looking to buy right now in the northeast.
It’s not as bad as people in frisco lining up, but houses are going within 2-3 days.
My fear is whatever home I buy, I’m stuck with forever when this market turns.

Yeah lots of factors come into play like no state income tax and no need to send to private school in Dallas burbs..

It’s a perfect storm. Collin county has about half the inventory as pre-pandemic and twice the buyers. Market gonna market.
Not exclusive to north Dallas but people want those schools so emotion takes over and bidding wars are happening on every house.

COVID kind of pulled back the curtain on what a shitshow Dallas county is and Tarrant/Denton are trying to catch up with them in stupidity.
A house 1 street over from me went for sale about a month ago, only one in our neighborhood for some time. They had over 100 viewings in a weekend. Pretty sure it went for $150 sq/ft.

Looking to buy early next year. Housing market is insane here in SC. And I just moved back south from DC. Was NEVER going to buy up there.

It sucks for people looking to downsize. I bought in N. Dallas in 2012 for $150k. House could easily sell for $325k today. But I'm at that point in life where I want to downsize. I want to sell my house for $325k, pocket $150k and buy something smaller in a good area, but anything semi nice would cost at least $300k, which negates even trying to sell my house.
My dream is to live in an rv trailer and save 75% of what I make and retire in 10 yrs

That's cheap. My house in Grapevine would easily fetch $210sq/ft right now. Not sure of your stab at Tarrant. Seems we're doing OK over here.

I’m looking at Johns Island more and more. But it’s the same cookie cutter home everywhere. At least they’re brand new. Would love something in Mt. P or James Island.

it's crazy here as well... when Realty Co signs go up in front yards they just put them up with the "under contract" already mounted. glad we bought a couple years ago

Locally here in St.Louis, there aren't enough houses in the burbs for buyers, so prices are sky rocketing.
Our home value is sky rocketing, especially for a 2 bedroom, but we have a long, wide arse back yard. Perfect for families, dogs, etc.
It's coming back on the web sites, 10K+ vs 3 bedrooms near us, or down the street, houses down.

So what's causing this residential real estate boom?
People in CA, NY, etc. buying 2nd homes in the flyover states? If so, shouldn't the real estate market in these states be cratering?
Speculative buying? People with gobs of $$$ buying up homes thinking the skyrocketing prices will continue and hoping to sell for a profit?
Previous non-home owners able to now buy because of stimulus checks or saving up a down payment because they haven't been paying rent for 10 months and can't get evicted?

Do not doubt it, however it would be an outlier to the North Texas market. More than likely land, location and/or uniqueness.
What I am talking about is early 2000s neighborhoods that sold for $60-$70 sq/ft are going for over double.

I was lucky enough to find a complete gut job and expansion of a 1940 bungalow that was just completed when old baw got caught banging his side piece, got taken to the cleaners, and had to sell the house quick to pay off various debts.

Where are you looking to move to?
Wife and I are leaving Lower Greenville and right now are looking at Richardson, Plano, Allen, and Carrollton.
The houses in Richardson seem to be priced pretty high for what they are though.

In some states, there isn't enough houses on the market, vs buyers
People staying in their homes, rather than upgrading or moving to hipster/dbag areas. And Hispters staying in their areas, rather than run further west.
