New Orleans Council proposal would halt some short-term rentals, including some licensed

The New Orleans City Council will consider a temporary freeze on new and some existing short-term rentals in large parts of the city, including the central business district and areas surrounding the French Quarter, under a zoning change that Councilwoman Kristin Gisleson Palmer is introducing Thursday (May 21).
The proposal, if approved by the council, would mean that owners of short-term rentals not located in a commercial district would be unable to legally rent their properties on platforms like Airbnb for at least 12 months once their license expires. The commercial districts, which are exempt to a 90-day cap under current rules, could continue to operate with renewed permits but new permits wouldn't be issued for previously unlicensed properties.

The reaction of other council members to Gisleson Palmer's proposal was not immediately clear. Three of five new council members ran last fall on platforms that included limiting short-term rentals and Councilman Jared Brossett voted against short-term rental regulations that passed the City Council in December 2016.
quote:
Gisleson Palmer's district includes the French Quarter, the Marigny and the Bywater, all historic neighborhoods where tourists have been willing to pay a premium to stay in "authentic" homes surrounding the French Quarter, where a full short-term rental ban is enforced. But neighbors say investors in areas surrounding the Vieux Carre has driven up housing prices and affected the quality of life.

Could let all those neighborhoods come back now, could we?

I use AirBnB all the time when I travel now. If I saw that I couldn't AirBnB, I probably wouldn't visit that city and just choose another one.

I have extremely mixed emotions about this.
On the one hand, it’s really shitty for someone to buy a property for the sole purpose of renting it on AirBnB.
On the other hand, it’s their private property and should have the right to do what they’d like with it, so long as it doesn’t infringe on the rights of others. Also, I think most of the AirBnBs are people who actually reside there and simply rent the place on the side for extra money.

This just a typical Nola money grab or they just trying to stop gentrification?

I agree, I know a few people whom own property and rent out their extra bedroom; and provide all amenities. It’s usually people for festivals they get, but they own the property and pay the yearly deal with NOLA to do so.

Truth always lies somewhere in between.
My guess is they will propose some special non-commercial zoning license that will be insanely expensive. The owners who make the big, consistent BnB money will eat the cost begrudgingly and the small-timers will bow out. So then the city makes an extra fat cut and some properties roll back into the market as rental income declines due to increased fees.
Typical scummy shite. No doubt the hospitality industry has been pissing and moaning about short term rentals.

How is it really shitty?

I look at it from a neighbor’s point of view. They bought their homes to live in a quiet residential neighborhood....not to live next to short term rentals where they have a rotating door of new people coming and going and a lot of people who come to NOLA mainly to get drunk and party. So now the neighbor’s peace and quiet is gone because of loud, obnoxious, drunk tourists in town to party for the weekend.
I don’t have a dog in this fight as I’m not an AirBNB user nor live in Orleans Parish. I just know I wouldnt want to live next door to a house where different people who came in town to drink and party were coming and going all the time

I’m not saying they don’t have the right to do it. Just that it’s kind of a crappy thing to do.

Not shitty for the AirBNB property owner. Shitty for the neighbors who actually bought their homes to live in and are now stuck with a revolving door of tourists next door.

Didn’t Latoya run on the platform to expand and keep short term rentals and Desi was accused of wanting to halt and end the program?
This fricking city is arse fricking backwards

Buying a home does not guarantee fabulous neighbors. There are plenty of shitty neighbors out there with or without renting out their home.

No but you can meet the neighbors before. Or get to know them and resolve any issues.
Can't really do that when the tenant changes weekly.

Seems like this is driven by hotel interest owners. Neighbor complaints are just a way to sell it.

We've rented a few AirBNBs on some of the scummier streets between Magazin and Tchop for St. Pats..
I always laugh because they leave the outside looking like a total piece of shite, and then the inside is immaculate. Basically trying to hide a nice property by camoflauging it to look like a dump. They don't even post photos of the inside online.. you get them after you book
