Need some real estate help

I have an agent, she listed our house, it is currently under contract with a buyer. She completely shite the bed on the house we were under contract on to buy and we now have to walk away. I know nothing about my contract with her outside of that there is one for selling, one for buying.

- Can I start working with another realtor to purchase and allow her to work to conclusion on my home?
- Do I even have to tell her if I do?

I did sign a contract that I believe was specific to the house that fell through. Do I need to do anything to terminate that agreement?

I am worried about firing her mid sale on our house (she could shite the bed again) but she just really, and completely sucks on the buying side.

Advice needed.....

I believe you can get a new one for buying a house with no problem. I have never signed a contract with a realtor for buying a house.

You may have problems if you try and break the contract on the house you are selling.

What did she do wrong on the buying end?

If you're in Louisiana you can choose another agent to buy a home but they can't represent you in purchasing a house if the past agent showed it to you.

Severe lack of communication with sellers agent led to a gfy from the seller during option period.

Throughout the process, very little advice, barely ever sends us a house to look at. We have found nearly everything we looked at. She is not aggressive or creative in the least. Seems like she would be rather doing something else.

I'm currently in quite the pickle as well. Mine pertains to the builder completely shitting the bed and not performing for the last three weeks. The realtor is in cahoots with them and it is getting ugly.

Realtors and shitty contractors are about as low as one can go on the heirarchy of respectable people, IMO.

Tell her you are not satisfied with her services and would like to go another route. If said realtor gives you shite about it just reiterate that you aren't satisfied. If she has any damn sense, she'll walk away and terminate contracts. I think in La you can terminate contracts on mutual agreement. I'm not 100% sure though.
Although, I believe she would be entitled to commissions if she found the buyer or seller that led to your sell or purchase.

I am meeting with her tomorrow. I think I am going to let her finish up on our house which is under contract, but ask her to release us from the buyers agreement. She will get her cut of our house and should be happy. We are about to be homeless though.....

So, does she have your house sold? If not, why would you continue with this broad?

If she has your house sold and you can't find a suitable house to buy, where are you going to move in the interim.

You'll be fine moving into a a month-to-month rental.

Will give you the chance to really pick the best house to buy in a position of strength during the negotiations as you have no time pressure or funding pressure.

All will prolly be for the best.

You have to be careful with that.

There are several points in the process where "walking away" would count as default unless some specific criteria are met. Defaulting could put you on the hook for 10% of the house price

You have to be careful. The purchase agreement is pretty straightforward and easy to understand. As long as you're not under contract you can bail to another realtor. Threatening to do so will yield impressive results.

We were in the option period on the house were purchasing, so we are fine there other than our option money and what I forked out on inspections, hvac tech, etc.

Unfortunately, we are under a buyers agreement with the realtor for 3 months, we have been under a month and a half. There are no penalties, other than they still want commission if we buy something through someone else. I am still going to get her paid on our house (still in option period) which is not chump change. I expect that transaction to finish up fine

She is just getting completely outpaced and outworked by her peers in this market. we have swung and missed too many times at the cost of time and money.

We are starting to look for a month to month on a house now just in case, we have our house until 8/1.

Tell the agent you think she sucks. Ask her to cancel the contract outright. If she balks, tell her you will do anything in your power to tell everyone about how bad she fricked you on a deal.

Real estate agents are almost always scum flunkies of some other profession. They don't sell shite, they watch transactions occur.

Car Salesmen qualify in this area as well especially once you buy.

Yep.

Don't enable it. There are a lot of shitty sleezeball realtors out there looking for easy money.

Tell them to put out or you're going to someone else. You're their customer. Make them earn it or find someone who will. Make your expectations clear, be diligent in your parts of the transaction, and don't put up with them not being diligent in theirs.

Sounds like my experience with a place the wife and I were going to buy right before we got married. We walked away after they hid the ball on our elevation questions and I finally had it pulled using a connection I have.

I found out here on the OT a few weeks ago that the contractor had his license revoked. Made me LOL.
