Aside from the fact that finding a $250k home in Dallas is far-fetched, it seems like a terrible investment in your particular case. You're not going to be local which means you need a management company and that will eat into any money you make.

Why not move out of state and buy a house for yourself? I assume you're a software engineer or similar. Plenty of places will let you work remote while paying damn near CA wages (speaking from experience).

Getting out of SF was the best thing we ever did.

That's irrelevant if homes are rising as high or higher than the job market.

Not a single person in this thread has said this is a good idea, take their advice.

Not as hot as it was a year ago.

You could put a 180k home on Zillow and within a week have a bunch of retards offering close to 300k for it.

That F500 money has already cycled through.

Now if Amazon had built HQ2 here? We would all be fricked.

Isn’t the advice bad if I was managing it? My parents live in Dallas so if location is no longer an issue, would it still be bad?

Depending on where, I'd say pretty high. The house we rented in grapevine shows it's worth around 250k. We paid 1500 a month for it, i think. Pretty ridiculous to me. It was like that in most ares this side of Dallas.

Do you really think you can profit over 200k quickly on a rent house in a market over 1700 miles from where you live, that you have no idea about and you are going to have to force your parents to be the landlord ?

You definitely need a better plan.

Eh, that's not really true. There's some nicer older neighborhoods that have homes for 300-350. They won't be completely updated, but as a rental that's not something you're looking for anyway.

I would buy in a college town quite honestly. College Station and San Marcos would be the places I’d be looking to spend money on rental properties.

It will get you a house in the suburbs but people won’t be as demanding to rent it as they would go just buy their own. It would get you a lot in the M Streets, but the house would be a tear down.

Thread hijack - I'm moving to Dallas in 1 year and will be there for 2 years. Obviously renting and need to stay withing 20 minutes of the medical center/UT Southwestern. Need somewhere for me, the Mrs., our son and 2 dogs. Preferably 3bd/2bth with a yard.

How much am I looking at spending and what parts of town should I be targeting? I've been cruising realtor rentals and zillow and options look pretty limited under $2k/month.

Baw that hospital is right in the middle of the gayborhood.

Not only that, you are close to the absolute most expensive part of Dallas proper and also close to the cheapest depending on the street

3bd/2bth in a safe area will run you over 2.5k

Renting a 3 BR/ 2 BA with a yard within 20 min of the medical district could get very pricey (like $3,500 + a month pricey). If you’re willing to live further you will get much better rates.
