Looking for a cheaper but decent place for my parents to retire in BR. Hopefully low crime and not dirty area. Looking for a 3b3b house for maybe sub 150k

You must want to collect the inheritance soon. Seriously, the life expectancy of people in Baton Rouge who live in a 150k house is like 2 weeks. But at least you get dads recliner that you've had your eye on.

Check some real estate sites like trulia or zillow. Not gonna find a 3bdrm 3 bath for that price in a nice area.
