Here's something to ponder:

When was the heyday of Mandeville, and what made it great?

Honestly, everyone I've ever met who loved Mandeville just hadn't been living there long enough to grasp its true crappiness.

People from Mandeville generally think they’re great and it’s wonderful to remind them that they usually are blow arse try hards and nobody cares about them.

That's a very misleading statistic. Take a person with chronic pain: They'll get a RX for each month during the year, or 12 prescriptions a year. So, if 8% of the population has chronic pain, that would yield 96 RXs per year per 100 persons. Add in the shorter-term doses (for teeth pain, post-op surgery, etc.), and you'd easily hit >112.5 per 100 citizens.

I mean it's still a significant part of the population, but it's still likely a single digit percentage of the citizenry as a whole.

It's not just there- a lot of areas in Northwest Houston are starting to go down. The urban move to the Suburbs is destroying lots of former nice neighborhoods... As I always say when a neighborhood becomes urbanized- "Crime goes up and property values go down".

Your explanation is very misleading---most counties in Texas have rates less than 57 and none have a rate as high as Tangiphahoa.

Old Mandeville has always been great. Lewisburg has always been great. If you live near the Lakefront you are experiencing a nice atmosphere. Other than that you are in a subdivision that could be anywhere else.

People said the same thing with Hattiesburg’s decline. How many people moved to Hattiesburg from NOLA from Katrina? Like 50, maybe?
