put in decent hardwood floors. will be expensive (much less so if you can do it yourself) and will make the space look more custom. i don't know where you live, but look into vent free gas fireplaces. the floors and fireplace will take up most of your budget but give the room great bones and help with re-sale value on the house. big tv, pool table, source furniture on craigslist, from family, /ga posters,etc (hobby lobby has a half price picture frame sale every other week) and it will look good. target has very cool rugs for decent prices. build a simple bar or find a bar cart.

I’ll start using the term ‘dedicated sports watching room filled with sports memorabilia and maybe a bar’ instead of man cave.

Do you want an actual bar? That's $800-thousands. Kegerator? Not outrageously expensive but it's still an expense. Wet bar? That'll cost you. Carpet is never a good idea for a space like that. You, at least, need laminate. Ideally hardwood. You'll want a nice tv/sound system. That'll cost you too.
It's not cheap but it's definitely worth it if it's financially feasible.

We just kept the condo that we lived in pre-kids. Great investment due to location, houses all the memorabilia & let’s be real, you cannot escape children in any “cave” within your home. You must evacuate if you wish to watch sports in peace.

I have a "sports room." It holds some of my sports memorbilia, autographs, and of course my xbox and a tv. I didn't put much money into it at all, and would be easier to tear down than it was to put up. I closed in half of my garage and leveled off the floor. What you see is just a raised floor, some ply wood, and laminate. Idea is I'm not staying in my house so when I move down the line if the next owner wants a full garage it wouldn't be hard.
I still have a lot of work to do it, decorative wise. I have a set of old seats from the PMAC that I need to have welded and put in there. Will probably build a coffee table, etc. Still have stuff that needs to be framed or stuff in boxes because the room just isn't big enough.

One rack slides into the wall and is the rear of the equipment you see in the media room pic.
Other rack is the rest of quipmennt for rest of house’s automation and AV.

Not reading through all the posts to see if you ever got a real answer, but here's one.
When we purchased the house it came with a finished basement, just outside walls and carpet all the way through. Before we moved in we had a somewhat nice bar and wired theater area setup. Total cost was right at $40k. This included gutting the walls so that sound dampening material could be installed and wires ran easily for all the AV shite.

Not a mancave if you don't have this in there. I pretty much discount anyone as a sports fan who is without a pair in the case on display.

That's fine, I personally enjoy it. Wish it was a little bigger and had some windows but since it's not my "forever home" I wasn't putting tons of money into it.
It's comfortable and more than big enough to get the job done.

Just posted this not too long ago... it's technically a guest room but it's more my man cave... can't tell yoiu what I spent since the memorabilia and autographs and stuff is stuff o accumulated over the years...

This is about 800ft2 over my 3 car garage. To run electrical, insulation, drywall, trim, carpet, and fixtures was about 18k. I plan on eventually running hardwoods throughout and adding a bar area in one of the knee walls, will likely add bunk wall on left hand knee wall shown in 2nd pic. Then add 80” HDTV or bigger and swag out. Will be 3-5 year project when time and money comes available. I figure another 10k-15k to get what I want.
