It’ll take a while for it to reach the consumer. I’m hoping by end of the year we will see some return to near normalcy. It’ll still be higher than last year but not the ridiculousness of this spring. I’ve held off starting my house but hoping to line everything up to start the first of the year

Two of the largest OSB/plywood mills in the US are located in central Louisiana

West Fraser closed on the purchase of Norbord on February 1, 2021, becoming the largest producer of OSB in North America. The OSB sector is heavily consolidated, with the top 10 firms accounting for 100% of OSB production in North America. The plywood sector, while more diversified, is 60% of the size of the OSB sector. West Fraser makes the top 10 plywood list at #4. Georgia-Pacific tops the plywood list at #1 and sits at #4 on the top OSB list.
OSB capacity continues to come online to feed strong demand from the housing sector and in response to recent strong OSB prices. The former Norbord Chambord OSB mill (now owned by West Fraser) is slated to reopen this year. Louisiana-Pacific plans to restart the idled Peace Valley, BC OSB mill in 2022. In addition, Louisiana-Pacific is investing more into its siding business and plans to convert the Houlton, Maine engineered wood products facility to siding by 2022 date, with a conversion planned next for the Sagola, Michigan OSB plant to siding.

Even so, you still had other plants reducing production earlier in 2020 as I said.
Norbord cuts OSB production in North America by 25%

CANADA - Norbord Inc., a leading global manufacturer of wood-based panels and the world’s largest producer of oriented strand board (OSB) announced that effective March 30, it will commence reducing production across its portfolio of North American oriented strand board (OSB) mills in response to the demand impact of the COVID-19 pandemic.
876NORBORD1To date Norbord has assets of approximately USD 1.9 billion and employs approximately 2,400 people at 17 plant locations in the United States, Canada and Europe.

And all these recent dumbarses that paid thousands more for their houses to be built due to lumber cost and gonna be fricked if they ever want to resell
It’s mind blowing how stupid people are to buy so high.
and then the banks that loaned the money on these houses built over the past 8 months could find that they’re owed more than the house is worth in a few years

Prices are still up 175% over the past year, and experts say they could remain elevated from historic norms.
I need some lumber, but trying to hold off 'till prices fall to only 75% above normal.

If you’re building independently during this time frame you’re an idiot. If you used a brand name builder who builds thousands of homes in the region, your price is locked in and they didn’t jack up prices.

Since you seem to be enlightened about this, what month/year in the future will prices fall so a stupid person like my self can buy a house?

The cost to built per foot is much higher in many areas so I’d recommend buying an existing home over building

I have like hundreds in my garage.
I don’t think it would be particularly wise for me to part with any of them.
Mine are in used condition, full disclosure.
Are you trying to sell off your garage by plank?

Because the price of existing homes hasn't leaped up also?

OSB was $8'ish per sheet at the start of 2020
I paid $43 per sheet of 7/16" last weekend in pensacola. that was painful

Of course they have but they’re still relatively less expensive than new construction.
My point is that IF you need a home then the best option tends to be buying an existing home over new construction
I know of several homes bid recently that exceeded $400/sq ft ex land. These were semi custom to custom and the buyer backed out.
In one instance the buyer bought an existing home for @$330/sq ft and that included the land!
Not even close.

What sucks is that when prices started to rise, the price per 1000 was rising with it. Now that prices per 1000 are coming down, the consumer doesn’t see relief for months.
