Looking to buy some land in Louisiana

Currently living in Spanish Fort, AL. Family is looking to relocate back to LA in the next few years. Anyone have a recommended LA land broker or know of quality land for sale?
I am open to mostly any southern LA area, trying to keep the price below $200k. Any advice would be appreciated, I am lacking some details as I am just beginning my research.

Fair enough - sorry for the lack in information initially. Beginning by looking at areas around Baton Rouge and the North Shore. I don’t want to go much past Ponchatoula if looking at the NS. In BR, I know it’s a mixed bag, but I am open to areas in Zachary/BR itself/Paireville.
Would like to build within 5 years, nothing crazy. This will be our vacation/retirement home.

Once you cross into MS, north of the boot, prices go down. FWIW.

Plus you might find a few coffee cans buried and forgotten full of $100's any existing homesite in Cameron Parish.

Looking around last year, Northshore cheaper than anywhere else on I-10 and I-12 corridors and cheaper than Houma/Thibodeaux as well

It should come down but the market midstate and north I have seen is 3500 an acre for the worst swamp or cut over you can imagine.

A friend moved from Lake Chuck to Brookhaven and loves it there. Client from Minneapolis has a chemical plant there and bought land for personal use in the area. He loves it there.

In EBR on the border with Prairieville; future at George.

Spanish fort is awesome. I was two weeks away from moving there when we cancelled plans thanks to some job stuff

My sister and her family live near Hattiesburg. It's a good place, growing and has relatively low crime.

I know for years growth has been west on 98 but with the Evelyn Gandy Parkway going toward Petal having been built there's growth along there as well (and if you have grade-school aged kids, PCS isn't a bad school).

I love the Natchez area of MS. Brookhaven is also very nice.

MS is a ton cheaper to live than LA. I know a few people who moved from LA to MS with zero regrets.
