I ended up in Pearl River county MS due to price of land in LA. Wanted 50+ acres and good luck finding that in LA for less than $200k. Found a 130 acre timber tract for $245k. There are even cheaper areas but we picked here due to schools and demographics.plus it was less than 2 hours from family

If you're working in BR - then St Francisville has some very nice land. There's one 2 acre lot left in Beachamp Estates (not listed - have to talk to local realtor) and they have lots and houses for bargains in the Bluffs if you want a resort/golf community in the woods.
Closer to BR, there's a nice 16acre tract off Bayou Paul in St Gabriel with some houses with land in that area.
East Feliciana (Closer to BR, lowest taxes) has a really nice development on hwy 964/68 with 5 acres estate lots in the $85K range.
Taxes in Zachary are awful, I wouldn't retire there. BR area and Prarieville has high taxes as well. The Felicianas is very low taxes.

Folsom is really nice. Beautiful terrain for LA, near the Mecca of LA, the north shore, and relatively inexpensive.

If you're acceptable to living in NELA, Sterlington may not be a bad area. Land prices have plummeted due to the expected Centurylink vacancy. They cleared large areas of land of off hwy 165 expecting entire neighborhoods to be built and then CTL bought Level 3 from CO and many of the jobs have started filtering that way and the neighborhoods were never built. So, due to that, it would be a complete guess but I would think there are probably large swatches of land that someone had hopes of eventually developing that are now of little value. Lots of places to fish, I was going to go this morning but it's raining. Sterlington in NOT MONROE when it comes to demographics. Small, church based, nice people. Just nothing to do but I imagine you're ok with that.

If schools aren’t a concern, you should take a look at St. Helena Parish. I mean it’s a shithole, and I say that affectionately as someone who can see it out my window. But, because it’s damn near a third world country in terms of schools/government/libraries/etc., land is relatively cheap.
