Huntsville/Madison, south Birmingham suburbs, and the places in lower AL that the OP mentioned would all be a significant increase in quality of life.

There is a ton of relocation from BR & Nola to Baldwin County. Which is great. Brings the fun culture to a safe and growing area.

Pensacola is a nice place especially on the beach. But as far as downtown pensacola goes, it's ghetto as hell and the crime is pretty bad. I would only live in pensacola on the beach if I had the choice

There are some nice areas downtown. I wouldn’t say it’s all ghetto. And much less ghetto feeling than many of the downtown areas I’m familiar with. LOL

Yeah, I agree. P-Cola is a nice place imo. The crime really isn’t an issue,
they keep the streets clean, very little homeless, and it’s well preserved.

I have a few friends that live over there and they love it

Baldwin County is 2.5 times the area of the average size of a Louisiana Parish.

Baldwin County is almost 3.5 times the area of the average size of a County of the Land Mass.

I wouldn't consider Baldwin county as "LA," but it is one of the nice places to live in Alabama, along with the northern countries (anchored by Huntsville), south of Birmingham, and the Auburn area.

To me, "LA" is more the wiregrass...Dothan, Enterprise, Andalusia, Brewton, Evergreen, Luverne, Abbeville, Monroeville, and so on.

I live in Gulf Breeze, not far from there. Great schools, low cost of living, much closer to the interstate and beach, no state tax
There is much more to do in Foley though. Shopping, OWA, restaurants are all much better

Palafox is downtown and it’s a nice area. Blue Wahoos stadium is downtown and it’s incredible

You wouldn’t live in Gulf Breeze? The town you literally have to drive through to get to Pensacola Beach?

I’m not talking about Gulf Breeze, that’s a suburb. I’m talking about the West Pensacola area by the naval station. That area is pretty bad. Gulf breeze would be nice to live in but it’s pretty expensive

Not sure but when we used to go to OB\GS we never used the tunnel. We went the suspension bridge and through Africatown to get to 10 from 165.

I had to drop USAA when I moved to lower Alabama. They wanted double my mortgage. They don't like the floodplains, being at or below sea level, the leveed nearby river. But the house has been there 100 years. I switched to Safeco which is an enormous loss in customer service should something happen but they are willing to insure it like a normal house.

USAA can suck a bag of dicks as far as I’m concerned, I fired them thirty years ago when they wanted to triple my premiums to subsidize what they had to pay out after hurricane Andrew and I was living three states away from there at the time

I live just west of downtown, close to the PCC, and its really not that bad at all. Sure, there are bad pockets, and as is common in most cities in the south, you have neighborhoods with million dollar houses in close proximity to lower income hoods, but there are plenty of good neighborhoods in west PEN. Crime is average for a city of its size in the southeast, and I've never felt unsafe anywhere I've gone here. Much safer than the two previous places I've lived (Nashville, and Bham.)

Downtown pensacola has actually been gentrified quite a bit, they have a new YMCA and are attracting a younger crowd. It's the pockets around downtown that are shady.

Foley, Daphne and Fairhope are probably the best places to live in the state. I have a friend who lived in Daphne for 40 years and he loved it. Very low crime, great schools, nice weather and a short drive from the beach.

Sadly, these 3 towns are losing their "small southern town" feel these days. Lots of transplants moving in.

Just wait until you get your property tax.

I have an aunt that lives on the Mobile side and she had the tax assessor assess a part of her lot that had a building and contents that were not correct. It took her an act of Congress to get the assessment corrected.

that whole area started to go to the shitter when the snowbirds discovered it, and it’s not the snowbirds that are trashy it’s just because of them, partly, that there are enough people there year round for locals to live there year round, that whole panhandle used shut down from about Labor Day until spring, as recently as the mid 90s
