Not sure where they got this photo, that does not look like Conway and I've been there. I really think The Advocate is using a photo of the wrong neighborhood for this.

This is what they really look like

Looks like Denham south of the interstate about 15 years ago.
Horton tacky homes with a lot of infrastructure and construction problems.

Retention ponds are a scam to avoid needing greater Army Corps of Engineer permits to ship in fill dirt.

This is what approval meetings for these developments look like in my head:

"We're voting to appro.."

"Yes!"

"What did we just vote on?"

"I don't know. These dudes are taking us to lunch, though"

I viewed several houses in Conway and strongly considered purchasing there. I have a friend whose mom did though, and not only do they have flooding issues, they also have a huge rat issue for some reason.

If you use your imagination, you can see Chargers and Altimas in the driveways.

I was gonna say that looks like some other crappy cookie cutter neighborhood in AP.

Conway looks similar to the Preserve at Harveston in BR

Some of those homes are listed for 500k in that neighborhood.

The runoff from the roofs of all those houses is added to the runoff from the driveways and roads and what does that mean? A one inch rainfall is going to need the twice retention pond space figured for the same area that would get half an inch. And there are no trees to pull water out of the soil.

The photo they shared is Conway Reserve. Your pictures are Conway Village. They're right next to each other. Village is made up of several different home builders, Reserve is DSLD.

Is there anybody else who hates garages in the front of the house???

My wife does and refused to look at any when we were last house shopping. It seems like that's just about everything being built these days too. At least in my price range

I did a rear garage and love it.

I don't care for that look either but there isn't a lot of choice these days unless it's a custom build

Our garage is behind the house too although the door is on the side. You can't see it from the road though.

That makes sense, thank you for the correction!

Definitely checks out that it'd be the DSLD development that's having issues with street flooding.

What a horrible looking neighborhood. Why would anyone want to buy there.

I haven't seen it up close. Only drove by it on the way to Pelican Pointe. Seems nice from the main street. I think the Advocate picture is of the cheaper part of the development. I imagine those are around $300K. They look pretty depressing and typical suburbia. And I imagine its popular because there aren't many options in that price range that are "new" anymore.

The main part that's closer to 44 is similar to the Americana in Zachary or the Magnolia Square thing in Central - which have smaller lots but nicer homes. Those are probably closer to $400K-$500K. Seems like there is a lot of retail in the works up there next to that Library restaurant, and it's walking distance to the nicer part of the Conway thing. If you are going to have smaller lots, you should at least be able to walk to a few amenities. This is an example what they are building there, and they seem well finished even if the lots are small:

It's about as close as you can get to equi-distant between Baton Rouge and New Orleans, so it's selling quickly to families where both spouses work in different cities. I understand the appeal of the location even if I'm not a huge fan of the very generic looking part of the development. I imagine that part of Gonzales is going to get much busier in the near future.

It honestly felt like at least three new subdivisions popped up right there within a few years. There's one right across from Conway that looks big too.

I found this looking at the area on Google Maps. Evidence that it might be a good, safe neighborhood.

Having sidewalks is pretty upscale for AP. I’m a little envious.
