Landlord To Pay $1M In Emotional Support Animals Lawsuit

Could I say I have emotional support Mexicans and move 3 families into one room, have them pay cash rent and come out on top?

Also, if you are paying $125 for rent and can't afford an additional $300, then you don't need to own pets.

If it was 1 or 2 cats, housing authority should’ve just given in if they claimed it was emotional support animals. But something makes me think it was several cats which meant that whole apartment was gonna smell like a litter box by the time they moved out. Cat deposit justified IMO

Can they afford the vet bills, litter, food?

If rent is 125.00 you know they are getting other “help” as well

My dad has a handful of rental properties and doesn't allow pets but just recently ran into his first emotional support animal (dog). I was just talking to him about it earlier today. He got pretty strict on making sure he followed the law while also protecting himself and the business

~Stamped letter from the treating doctor confirming the need

~Vaccination records for the animal

~Hold harmless agreements should the animal attack someone on the property etc..

~Different addendums for if the animal becomes sick or neglected

~Points of contact to take the animal should the owner become incapacitated and unable to care for it


He was telling me while you can't charge a pet fee (as the company did in this story) you can still hold the tenant responsible for any damages caused by the pet.

That seems like a prudent way to deal with it. Not like the housing authority in the OP telling the tenants to take them to court.

Did he say if it was difficult to actually get reimbursed? Especially from someone that can only pay $125/month for rent?

Very true. They are responsible for damages.


I just had someone move out with 2 emotional support pits who will be paying for new carpet (pee and all clawed up) and lots of carpentry work from the dogs chewing the screen supports in the patio, cabinets, windowsills, and door frames.

If I was ordered to pay 1 million dollars because of those cats, they wouldn't be around any more. I'd get my pound of flesh.
